the price you pay for the property in USA is roughly 1/3 of the total ownership cost over 25 year period. some states are cheaper but no one wants to live there. The tax has only one way to go that is UP UP UP and you as a foreigner have absolutely no say in this.

澳洲的COUNCIL FEE大约是美国地税的1/10,差一个数量级,差不多250年房子重买一遍,如果房价不涨的话。

美国的地税是按年交的,通常的计算方式是房产现值的的1%-3%,每个州的规定略有不同。

这个区别很大。大几千--几万的事情。最主要是公立学校的经费由这个房产税来的。澳洲是联邦拨款

所以美国是学区房概念的鼻祖,经费多寡不同,不同区学校质量那个是天差地别。澳洲和中国都是政府统一拨款,学校之间差别不大,真心不明白大妈们凑啥热闹

学习了,那如果是普通住宅一般就是1%吧,也就是100年才买一回,那么房屋均价是不是澳洲的一半呢?网间老是这样传的。

think about why the GFC started .......... over supply of property in USA and it is how it all start up........... what happens is, ok you pay little amount for purchasing the property, BUT, can you find a tenant? if you want to find a tenant, it would mean you need to provide something 'special' so they will move to your property and pay you rent ......... understand that then u know why the initial cost is so low.......... and, another thing is you better check if you could get your money out from USA as easy as it is when you put them in .............
btw just read then u know it is not an easy game to invest in USA ......

没个州不一样的。房价便宜的州 3%,贵的州 1%左右。
比如加州,法律规定房子不翻新,用老房价乘 Rate,结果大家多不翻新房子,留下了很多小黑屋。
