这些数据都是去年 API的结果,以后涨得怎么样谁也不知道。总体来看WA靠挖石头,QLD靠inter-state&international移民,表现都非常好。长线来看,QLD的确有更好的growth%。

Campbelltown, NSW 够便宜的,House 中位价才25.5万.记得二年前江苏小伙子在这里讨论值不值得买,还好他没买,这二年继续下跌,他现在要买Hurstville 了.

Not that much. Normally 20% rise.
Buy the way, It is hard to imagine what kind of house look like those asked for 350k even last year. It was normally just for knock down.

ASHWOOD这个区总的来说不错,靠ASHBURTON ZONE 1的火车站和CHADSTONE SHOPPING CENTRE都比较近。不过老房子非常多,绿化也不太好。而且地势起起伏伏,在低的那边的房子就比较不爽。

唉,middle park & albert park也不看好。那是我最看好的区。不出三年middle park均价2M+
其实根本不用特别在意。

显然middle park & albert park这些区是不用愁暴涨的。
还是说说你对box hill的看法吧,很多人都觉得他被高估了。不知道租市的火暴能从多大程度上带动房价?
毕竟投资房还是要靠capital gain的

其实不知道对不对,但通过观察华人聚集的区域往往大涨后会持平一段时间,跟台阶一样。不像Glen iris等区域一直都是循序渐进的。
Box Hill 上个周期土地长了200%以上,而这部分增值大部分都在周期前端完成,之后有一段时间持平。同样Doncaster97年炒很高,之后有一段时间持平。我觉得Box Hill依然能上list的原因不单单因为位置不错,交通非常方便,商业发达等原因,还有其复杂密集的人口成分。相比之下Fitzroy,St Kilda等地区也可以说是人口成分复杂的地区,新新人类很多,房价也很高,但也持续增长。
所以我觉得,虽不像"No where else but Sk Kilda",但人们想在Box hill扎敦的愿望还是有的(capital gain的源泉)。$1200/M2的土地价格相比周边suburb之下还是reasonable的。我觉得今年这次大涨弥补了前2年低迷的走势,回到了理论上长线的回报水平,外加可能的5-10%左右的泡沫,depend on 经济形势的波动。
Box Hill还是可以买的,应有尽有的facilities。可能已经错过最佳的入市点了,但长线holding还是非常值得的。
be careful when buying at the peak of the market. pick bullet prof locations.

现在还是预测啊。要是真的拿到手就好了。。。
刚才看box hill $1200/平方米,epping只有靠近火车站的才有这么高。这样看还有潜力可以挖掘。
Epping最好的地段大概在$1500/平方米。远一点才$1000不到。

It's becoming increasingly difficult to find a suburb with a lot of "value" in it.
The boom in sydney will be a long lasting journey, not like melbourne, a bit pre-mature.

看来这时候进入box hill的时机不太好,不太喜欢这种台阶式的暴涨法,还是更喜欢bulleen和blackburn
