最近看过一套defence housing房子不错,租约4年租金也不错,不过听说这种房子有利有弊,有没有谁买过的请给点意见!

management fee is high than normal agent, the looking after property very well, but defence housing usually expenxe

Generally these houses don't increase much value in capital, and the management fee is very high, around 15% i think...so it doesn't work out as you are not getting good rent on one hand, and not getting good capital gain on the other hand...
the only benefit is that these investments are fairly stable as the leases are generally quite long...

资产增值空间小,低买低卖,租约一签就好几或几十年,租金增长幅度不高。
优点是稳定现金流。

所在地段好的,价格和其他的房子一样。
地段不好的,到时候一样卖不出来价;一旦决定不再续租,哭死吧,这点上有点像mining热点的房子。

和正常房子一样买,一样升值. 只不过这个肯定是投资房了,卖掉要交CAPITAL GAIN.

I did a few. I still keep them currently. From invenstment point of view, location should be considered firstly, then rental income and tax issue. However, it will be a different story if you do so mainly for tax purpose or future living in.
