你以为西人就不坑了吗?这种投资宣讲会主要的目的就是能坑一个算一个,买本property invesment杂志把,上面都是西人的

我觉得西人的至少比华人的靠谱啊,华人的尽坑人,还不带吐骨头的。之前接触的西人会计所,都很讲诚信。

What are the benefits of NRAS Poperties to me?
1. A tax fee earnings of $91,400 to $109,000 provided in rebates and cash backs to the owner over 10 years from the state and federal goverments.
2. Better qualfied tenants as they must be NRAS certified prior to being a tenant.
3. New homes get more tax breaks than older homes.
4. You still get to do everything that you would normally do with a investment property.

As a property investor, I won’t invest any property like that. It is a long term commitment and not flexible at all. It is the same as defence housing.

Defence Housing Australia (DHA) has a single focus - to provide housing for members of the Australian Defence Force and their families.
You buy the house and Defence Housing Australia leases it from you, usually for 9 or 12 years.
The risk is very low, however the holding cost is very high. management fee is over 10% normally.

in general -you can't have your cake and eat it. My strategy is to look for more flexible investment property by myself, do your research, diversify your portfolio

how can research the flexible investment property, do you have some suggestion? and i heard from my friends that the NRAs is better than Defence Housing Australia (DHA) , and the fee earnings this year near $10K, and it will last 10 years, so do u know which local agency can sell those property?

only small group of people could benefit from Defence Housing Australia scheme, but you can rent your NRAS property to larger group of people.
what's more, it's hard to exit the Denfence Housing Australia, but it's free for NRAS

it still depends on your situation - r u an aggressive investor or not ? What kind of risk you can handle, r u after short term profit or long term ( 5-10years)? How much is ur budget ? what is ur marginal rate?
In one word, nothing is for free in this world, u have to do a lot of research.....read some books, watch news. U can't expect to buy a property and hope it can generate money for u automatically.
It is not 2003 any more and is very hard to find a positive cash flow property within 20kms of sydney city. If u r after capital gain, think about in 10 years, how much u can sell and how much capital gain u need to pay. Maybe look for some regional area.
To be honest, I have done my research for almost 1 year, still not sure where to invest yet, maybe inner west in Sydney. I am not expert either, but I am happy to discuss with u.

问题在于你想要听什么?
如果就想听听人家的成功事迹,激励自己,去铁鱼的就行,那个很激励的
如果你想听介绍新房的,很多开发商都有的,约个时间谈就有
如果想听新政策相关的,就去上面推荐的这种将NRAS,DHA的,这个赚不了多钱的
还有就是一些大的卖房中介办得年会,像philip webb之类的公司,每年会邀请一些客户,介绍后面的市场,经济的展望
你要是想听了就能赚钱,就能知道买哪里?是不可能的
所有的这些都是有目的的,推销和他们自己相关的产品
有的产品还可以,有的就是毒药,你要自己计算和判断
总的来说免费推销的产品,不会有非常好的

本帖拒绝铁鱼的拖,回家歇歇吧。到最后被剥光可不是好玩的。从朋友的买房经历来看,总的来说真是还是西人的靠谱,至少他们有什么都会说什么,不夸大,不缩小。而某些华人中介,尽瞎砍,下套。真是丢国人的脸。
