最好先搞清楚这个项目的详细信息吧,70%的利润?感觉有点夸张,那个bulider负责的?什么公司策划的?项目所有审批都通过了?选址附近有什么交通,地理或其他优势可以确保这么高的回报率?

This significant site accommodates 154 apartments across 2 stages in an established and vibrant suburb surrounded by other affluent Brisbane suburbs such as Ascot, Hamilton and Clayfield.
As you know, we have achieved exceptional sales results in two of our existing apartment developments, Evolve (Chermside, QLD) and Citro (West End/Brisbane, QLD). This strong result is a reflection of our strategy to acquire sites in markets which benefit from high levels of local amenity and historically consistent levels of demand. We believe that this latest opportunity in Albion is similarly located in a well serviced area with long term buyer demand.
The project has been conservatively modelled and achieves a 71.28% Total Return on Equity which equates to an Equity IRR of 25.21%.
The key highlights of the opportunity are:

154 apartments over two stages (generous 1, 2 and 3 bedrooms) ranging from 50m2 to 113m2
Development Approval obtained and builders have already submitted preliminary tenders well within our construction allowance

Land sale price of $11.65m / Sales revenue $80.9m (ex GST) / Construction cost of $39.7m (including 5% contingency)
$13.0m equity raising
24% of your total contribution required on application with the remaining 76% due on or before May 1st 2016
Expected IRR (compound annual return on equity) of 25.21% and ROE (return of equity) 71.28%
1stcapital/profit repayment in January 2018 within winding up of project in May 2019 (43 month project)

2018年1月开始有profit repayment, 那收回本金要多久?每年回报多少?年复合回报25.21%,怎么算出来的?从2018年开始repayment直到2019年5月项目结束,然后呢?你先搞清楚它说的回报是怎样返还给你的吧,每个月给还是每年给,项目完成后本金加回报是多少?10万本金,年复合回报25.21%,那意思是每年你可以拿到2.52万回报?这个项目2年不到,那你的本金多久才能收回?你上面列出来那些这么笼统的数字是不能说明什么问题的,搞清楚再说吧

就是集資建房,1300萬都是用來買地,項目分兩個階段,第一批房屋97套 settlement結束后第一批資金回流,第二批在2019年5月結束。不是每月還款。总利潤71%,IRR 25%.但是這個利潤是沒有保障的。貸款利率,房屋售價,房屋建造價格都会影像利潤。
