Rt,是买个投资房呢?还是开养老金账户?
来澳时间有限,对local税收和养老政策等等等等更是晕头转向,对投资理财一门不通。。。。朋友里有买投资房的,一说起来就神采奕奕,很是得意!也有朋友坚决不碰投资房,所以的余钱全进养老金账户,一提这出也是透着得意,说每年省了多少多少的税。。。
全都是一副看破红尘的姿态,俺是真听糊涂了,到底是买投资方办退税,赌升值好呢?还是赶紧搭上养老金少交税赌存款好呢? 有没有专家童鞋上来给科普下,到底该怎么规划投资好呢?

In the past 15-20 years, people invested in property see their wealth increasing by 300-400%, while those invested in super funds see their wealth increasing by 100-200%. One reason for this difference is that property investment relies on borrowed money, which enhances return, but super funds do not usually use borrowed money. If you feel you have the ability to service a loan for the next 10-20 years, you'll do well with investment property. Otherwise, super fund is more appropriate way to go.

That is on paper for 300-400% increase. How about the running costs, taxes and the life style changes?

这个无法比较, 两类不同的东西, 房产是投资品种,养老金是省税的投资手段(vehicle),不搭嘎哈. 从前养老金买房的少,设置比较麻烦, 要动用unit trust; 现在税法改了, 养老金直接买房也相对容易多了. 租金有保障的话, 无论是正房租收益还是卖房时极低10%, 甚至是0的capital gain 税率, 还有SMSF带来的独有的财产保全等等, 都是促成越来越多的投资人开始用SMSF买房长期投资的主要原因.
