the overall impact still sits with the shopping centre industry: even though the retail industry is influenced by the technology and consumer trend, most retailers adapt to the changing environment by combining the online and physical business model. However, their adaption means less retail space requirement which then negatively impact on shopping centre industry.

sofiwy, also count in buyer's buyer + supplier's supplier + government. The latter two might be irrelevant. however, Power of buyer's buyer is extremely strong.

The plan of attack is Australian Shopping Centre Industry. The value chain covers building, development and management of shopping centres (incl. providing services maintenance and advertisement) and leasing store spaces to retail shops/restuarant & other eateries/banks/leisure facilities etc

TEMPLES & 8 forces analysis could be asked to identify the growth and profitabilty in case 1 and it might extend further to possible solutions/recommendations after these analysis.
Case scenario one is pretty straightfoward comparatively speaking.

there is no mentioning of new entrants and rivalry. But we might still be able to give answer like "shopping centres are purpose built complexes which require large capital investment in terms of new entrants"; or "Australia seems to have structures in place whereby a few major players determine market trends and consume offerings. Historically distribution power sat with a small number of major shopping centre owners" regarding the rivalry. In a competitive environment, high pricing is not very likely.

I think we need to talk about the impact of online shopping retailers against traditional retailing market within shopping centre industry. I treat all these online retailers as new entrants

retailers implemented/implementing a melding of online and physical store models are more likely to be substitutes to shopping centres rather than new entrants since the online stores can achieve the same funnelling function of shopping centres.
