如题,记得好像贷款也会产生印花税
印花税根据贷款的金额而定,一般多发生在投资房。
有谁知道这个印花税(NSW)的计算方法吗?

看了一下,好像要自然人才行。。。。
计算好像如下
Duty is chargeable on the amount secured by the mortgage.
If the mortgage secures no amount or if the amount secured by the mortgage is not more than $16,000, the duty is $5. If the amount secured by the mortgage is more than $16,000, the duty is $5 plus a further $4 for every $1,000, or part, by which the amount secured exceeds $16,000.
Duty is not chargeable on advances made to natural persons on or after 1 September 2007 for owner occupied housing. Duty is not chargeable on advances made to natural persons on or after 1 July 2008 for investment housing.
There is no duty payable on additional advances secured by a mortgage if the total of the additional advances does not exceed $10,000 in any 12 month period, not being the 12 months following the initial advance.

什么是自然人?一般以个人名义买房的,算natural persons吗?也就是说,能免stamp duty on mortgages 吗?

以个人名义买就是自然人。
有的人是用家庭信托的方式买,trust ,不是自然人。
不过,这个玩意儿据说要被 abolish 了,传说从本年7月1号开始 (俺不是律师,没查证过)

粉猪妈妈给的那个link已经说得很清楚了。我也问过 office of state revenue 了,个人名义买自住或投资房,早就免stamp duty on mortgage 了,今年7月1日起,stamp duty on mortgage 将全部取消。
大家如果找westpac贷款买房(个人名义),要注意,他们网站上的calculator计算upfront cost时, stamp duty on mortgage 仍然会显示。loan offer letter 上也会列出stamp duty on mortgage 的费用,虽然实际上没有这个费用,很容易让人糊涂。westpac的解释是,怕以后政府又开征此税,所以懒得花钱改动了。我觉得这个道理说不过去,呵呵。
