Five things you should not tell a real estate agent when searching for a house
Don't reveal your budget
"But being too specific about your budget can give the real estate agent too much power."
"The best way to handle the budget question is to give a healthy price range."

Don't be specific about timing
If you have a deadline to meet, such as the settlement of your own property, you should not reveal this to the agent during your search.
"It makes you a target for emotional pressure during negotiations," Hetherington told news.com.au.
Don't reveal too much personal information
"A real estate agent needs to establish if you have the financial capacity to buy the property that they are selling, but they should not know too much about your family structure, what schools your children go to, who you work for or what you do.
"There may be a beneficial time to reveal some of these aspects during a negotiation, but not during your search."
Don't give price feedback
"If you are too high, the agent will grab you with both hands and get every cent out of you. Too low and they won't take you seriously," Hetherington said.
Never tell an agent you are 'not interested' in a property if you are
The real estate game isn't like the dating game, so don't play hard to get. Feigning lack of interest could potentially mean you lose your dream home.
"One way of informing the agent that you are interested without revealing your price position is to say that you are interested at the right price."

是基本常识,也是很基本的销售策略。不过很多人买房子的时候太过emotional了,把这些都忘了。还有中介通常打扮得很像样,给人一种可以信赖的感觉(也是销售策略的一个),所以很容易就透露太多了。还是提醒一下比较好。

do就是所有你担心的都要问一便,比如说毒,我就问出来一个。因为某些事情很灰色,中介不能骗你说他不知道 或者没有,但是你如果不问他就不告诉你。

挺有意思的帖子。好像这些都是人与人之间打交道基本常识。如果问素未谋面的人你兜里有多少钱或你家里有多少钱,一般是没人愿意告诉你的。站在不同角度,理解问题就不一样了。在做open home我一般都要问一下客人的预算大概多少。错过这个房子,过后也可以帮他们找找合适的房子。或者自己有新的listing/类似房源也可以第一时间联系其他买家。有机会也会问潜在买家他们认为上市这个房子大概值多少钱,然后好反馈给卖家,以便卖家了解市场反馈或有助于设定底价。
有特点的或抢手的房子,中介什么都不用问,客人就会主动”交代的‘’ 。 难卖的房子即使中介坦白从宽买家也不会买帐的。有时突破中介这关还不行,还得突破卖家那关才行。卖家说不卖谁也没办法。现在市场信息很透明,附近区域成交价都可以查到。有的买家工作甚至比中介做的都足。
有的时候,跟坦诚的客人愿意多聊聊。有困难需要帮忙的也会心甘情愿的。跟那些虚头巴脑,谎话连篇的自然而然就不感冒了。好多时候跟客人都是聊聊我我才建立起友情的,这些都是人之常情。
