收租客的水费,应该只是usage部分,而不是fixed charges吗?

FIXED CHARGES是房东交吧。是新规定,也不知道能不能改?

我是在Agreement 注明租客付watercare账单--就像他们付电费一样( 也就是usage和fixed charges),所以我只要求watercare 账单email给我,账单的hard copy 直接送租客( 至于 租客如何付给watercare,他们自理)

不要忘了, 很多房客根本不去付钱。 最后罚款都是房主包了。

Under the tenancy law, the owner must pay up the full water usage and charge the tenant for Volumetric charges, which are Water use and wastewater (metered).
However, Owner is not able to charge any fix cost (water) to the tenant.
We did have some owners had problems about the water rate. Case: I had an owner asked the tenant to pay the full water bill to water care. However, the tenants never pays any water rate to water care and owing water care more than thousands of dollars.
Court advised the owner that the agreement did show that the tenant needs to pay for the full water bill to water care. However, under the tenancy law, the owner must pay for the full water bill and charge the tenant metered water only.
So the owner lost the case and the owner must pay for the full water bill to water care. And also the owner can only able to retain latest 6 months of water bill (metered water) from the tenant.
So i advise owners, please do not ask the tenants to pay water rate directly, it may be a costly lesson for owners later on.

商铺用的水费由租户全额承担(帐单看似没年固定费用)--商铺屋主收租金(加GST),其它任何费用(水,地税,管理费-Body corporate levy-含保险 等)均 租户全额承担。

我的水费账单每个月都是body corp寄给我的, 这样我可以把账单给租客看让他直接付水费给我吗? 我再自行付水费给body corp?

你叫租客直接付给开票的公司-应该是Watercare吧?-你最好问下Bodycorp.

羊毛出在羊身上,完全可以提高房租来cover

最好告诉房客, 你每周多收$20 做水费。 否则他们从来不交
