New Auckland housing areas unveiled + maps
Auckland mayor Len Brown and Housing Minister Nick Smith have this afternoon announced a third tranche of "Special Housing Areas" for 18,000 new residences under the Auckland Housing Accord.
The announcement was made at a site at 11 Akepiro Street, Mt Eden, set to be developed into 18 units by Ockham Residential.
Big parts of Great North Rd, Otahu Coast, Flat Bush, New Lynn, Northcote, Albany East and Takanini are ear-marked as strategic areas, for big-scale redevelopment.
The Auckland Housing Accord, agreed to last year by Smith and Brown, provides for the creation of SHAs by Auckland Council with the approval of the Government. Qualifying developments in these areas are able to be streamlined and fast-tracked but the areas are raising alarm in areas from Takapuna to Newmarket, as people suddenly realise their streets will change dramatically.
The wider agreement between the Government and the council aims to approve 39,000 new residences over a three-year period.
SHAs have already been approved in the Auckland suburbs of Newmarket, Takapuna and on the city's western and southern outskirts. Most of the approvals so far have been for townhouses and apartments on small plots, rather than stand-alone traditional housing on big sections.
This is in an attempt to keep prices down, as land prices and restrictions on urban zoning factors behind the over-heated Auckland's house market.
Brown said once SHA approval had been granted, it was up to the private sector to build the places.

Auckland mayor Len Brown has just announced a "significant" number of new approvals of special housing areas will be revealed today.
Under its accord with the Government, Auckland Council has already approved many new fast-track housing estates since late last year and Brown.
Brown told Radio Live this morning that initial site works had begun on two of those sites but he acknowledged construction of the houses had yet to begin. An announcement giving details of the locations and numbers of new houses to be built in the latest approved SHAs is due this afternoon.
The agreement between the Government and the council aims to approve 39,000 new residences over a three-year period.
SHAs have already been approved in the Auckland suburbs of Newmarket, Takapuna and on the city's western and southern outskirts. Most of the approvals so far have been for townhouses and apartments on small plots, rather than stand-alone traditional housing on big sections.
This is in an attempt to keep prices down, as land prices and restrictions on urban zoning factors behind the over-heated Auckland's house market.
Brown said once SHA approval had been granted, it was up to the private sector to build the places.
He referred to the state inquiry into the price of building materials, although the outcome of that is yet to be announced.
He also referred to the state's drive for more apprenticeships to ease the labour and skills shortage dogging the building sector.
These were both factors influencing house prices, Brown said.

我早觉得是 不然之前说的这些地方的新house怎么着成本也要60-70万
apartment便宜有用么 物业就不是穷人付得起的 而且这些都是special housing area不是公屋 所以面向的都是第一次置业但有一定收入的人 他们还不如多出几万买个unit 最起码没有一年几千上万的物业

没办法,要发展城市最后还是走向密集型的建筑,满足越来越庞大的居住需要。估计20+---40左右的阶层都会慢慢接受这种都市模式。。。。东京上海香港悉尼无一能幸免

其实不是生活模式的问题 问题是公寓物业贵啊 里外里不比贷多一点款买个unit强 所以大家不爱买公寓
除非什么时候unit 80万公寓40万

也不定,如果仿效澳洲建大量的townhouse,以小区为单位,规划的很好,房间设计合理,还有游泳池,健身房,电动大门,绿地等设施,交点物业费也可以啊。如果这种规划出来谁还买那些老旧的Unit啊?可能这也是奥克兰将来special housing areas发展的趋势。

Lifestyle 我觉得你买了未必会住过去,有好几个买农场的,住了半年多就又搬出来了,因为,1,剪草是个问题,假如不想找人剪草自己更加不可能剪草,很多人说养牛羊,养牛羊不简单,一样要做很多工作,把牛羊分区以及地下做那种钢管的隔断防止牛羊走过来去把你房子咬破拉大便等,尽管如此,它们还是会跑来甚至大门口大便;2,交通,虽然说离城区不远,可是毕竟有段山路之类,有的是不可能有路灯的一路漆黑,去上班你能坚持多久?1小时还ok,有的开单趟的就要一个半小时都可以到hamilton了(朋友在beachland,开车去newmarket上班);3,小孩子,有的现在不用送小孩上学,但是将来呢?每天这样往返接送,不简单;4,水。冬季没问题啊,夏季就不简单了,特别是有的还有泳池的怎么办?一车水80刀--100刀估计还涨价了,好吧,水不算大问题,能买到就好。4,很多地区连网络都信号很差的,只能用有线,手机都无信号;
好处很多,但是我个人觉得我想住lifestyle,近几年估计不简单。。。

对这个很重要,因为公车站估计有短距离,他们不开车,基本上就被绑在家里了。。。
比如我妈看急诊,我十几分钟就能送她去医院,但是如果在山里,我怎么办啊

还认识个人,他说实在忙就雇了个其他附近业主推荐的农民,帮他把牛羊赶到不同分的区吃草,清理垃圾什么的,他就把自己院子的钥匙要全部交给那个农民,还能打理比如牛羊怀孕生小羊小牛要怎么处理的事情;。。生病怎么吃药。。。
不过话说回来,每周末去度个假,熊熊篝火,美酒,倒是十分吸引人

我觉得这39000套房子推出来不会对独立房产有什么影响,但是会冲击现有的unit市场,毕竟是新房啊,unit会逐渐推出市场,进而大量被政府或开发商收购,从而建跟多的小区试的房屋

你说的小区式townhouse可贵啊
east tamaki skip lane那片就是你说的 小2房 楼梯窄的的不行 没有view 后院直接是游泳池旁的木fence 我妈从国内过来都不喜欢 物业大概3000-4000一年 如果不修房子的话 比较稳定
靠greenmount那边很吵的几个前一段都卖了48万一个 而且这是两房 住一家三口都挤 别说有2-3个孩子的父母了 (老人都不算)
而且2层 不然占地太大成本更高 对老人很麻烦 我觉得给小型家庭小范围推广可以 绝对不是今后NZ的趋势
而且NZ有NZ的lifestyle和culture 市政府也不能把满街都规划承这样 不然太多人抗议

因为现在的还不规范,但是我觉得政府是想往这个方向发展。3000~4000可以接受,如果设施好,有保险的话,澳洲也差不多是这个钱

看了下flat bush 大部分还是mixed housing urban 也没看出政府要补助什么的样子
其他地方比如kohimaramai/one tree hill/parnell啥的我估计肯定是apartment
下面是他们招商的东西 找developer认领地然后建房 其实话说跟现在那边造的没啥区别 1200地4个房 300的地成本就要40万 弄个小三房估计也要60多万了吧 而且注意:which stipulates high-quality

Suburban
Looking at developing your site in a Special Housing Area? Then your
development site typically needs to be able to meet the following criteria to
come through Auckland Council’s Housing Project Office:
The site needs to be developed for four or more dwellings. That typically
means the site needs to be larger than 1,200sqm.
The site needs to have a minimum width of 20m or more.
The proposal needs to be in accordance with the aspirations of the
Proposed Auckland Unitary Plan (PAUP), which stipulates high-quality
urban design and sustainability criteria.
The site needs to be fully serviced with public infrastructure, or have the
potential to connect easily.
The site should be developed within 12 months of a resource consent
being granted.
所以个人感觉 special housing area就是政府降低民愤(洋人?)玩的文字游戏 有些人故意或误认为是政府房一类的东西根本就是一厢情愿

政府和最后中标的开发商肯定会有协议,比如政府收的钱减免些,税收少些,地价便宜点,最后建筑成本会降一些,但是降多少就不知道了

不是怎么可能都是政府房 是一个政府房都没有 It is called special housing area. Housing NZ has nothing to do with it.

How do I apply to buy an affordable home?
The council is not involved in the marketing or allocation of homes in Special
Housing Areas. That is the role of each developer. However, the council can
provide names and contact information of developers in Special Housing Areas.

钱准备好,几个好区收几套,便宜几万是几万,哈哈。不过话说回来,将来对购买人群肯定是有限制的,例如只限首次购屋者才可购买。

应该是 所以看政策 那个说这些新房有没有人盖都是assumption 如果购买人群有限制 开发商资金回笼慢 有多少人愿意去那里造 这是个问题 最后空着的地怎么办? 还不是按之前的来
