谢谢。那么房东出的fix water rate 就是每个月十几元的可以报吗?
目前能确定报的是购买投资方的律师费,地税,保险,利息,请人除草,维修保养费。如果说错了请指教下,第一次做报税不太熟悉。。先谢谢了

fix water rate === surely you can, after purchase...any cost
even the fine, if you pay the overdue rates, I think....

"Note419" is right. After settled, all expenses(other than improvement) can claim.

前辈们,我刚刚仔细阅读了IR264,关于property valuation这个,里面是这样写的(第八页最后部分):
Fees
You can deduct as an expense any fees that you incur in:
•
arranging a mortgage to finance the rental property
•
drawing up a tenancy agreement
•
any bank administration fee for the mortgage
•
the cost of a valuation required to obtain a mortgage. (A valuation acquired for
insurance purposes isn’t deductible.)
这个最后一条谢了如果银行要求提供房屋估价报告作为贷款的目的的话,是可以作为报税支出,但是如果作为购买房屋保险用途的就不算支出)。
这样说,我当时是银行要求我出一份房屋估价报告才最后批下贷款额,这个是可以作为支出咯?

The professional way is to get chattel valuation. But this may not be worthwhile in terms of cost & benefit. Alternative way you can put all these on trademe. The highest bids on the items can be viewed as their market value which can be used for depreciation.
