请问各位如何注册一个look through company(LTC)?是不是买投资房用LTC是最佳或必须?如果论坛已有同样的主题,麻烦给个链接。谢谢!

不是必须 比较适合大额度贷款或全贷 然后做breakeven或loss position

实际上,成立公司是为了避税,就是说房子owner是你和你老公(老婆)共同,不是公司你们的比例是固定的,退税(缴税)也是按此比例。若成立公司,二人的股份是可以改变的,退(缴)税比例可以“随心所欲”,收入高的(纳税比例高的)争取多退税,反之亦然。

你说的LAQC已经不存在了,现在的LTC如果是夫妻拥有的在loss上只能算成一个人的,不能再按比例分配了。

Talk to your accountant! They will apply for a LTC for you at the cost of $300. You will also need to work with your mortgage broker or bank about your intention of setting up a LTC as it will affect your loan. Hope this helps.

$300? It just needs to fill in a form.

You could do it yourself if you wanted to, but trust me, if you need to transfer your equity over to LTC, it's not as simple as a form. $300 is nothing compared to what you could have saved or gained by doing things right. Well it's just my own experience.

Oh, I see. I think you are talking about different things. For your case, it might be your old family home to be a rental property. If so, then yes, it involves equity transfer which is more complicated.
But for LZ, as per his(her) description, it looks like LZ wants to use a company to purchase a rental property.
