请问各位经验人士,常看到人家说买了多少钱的房子出租,租金多少,投资回报率多少等等。加入说买了50万的房子,租金400,这个投资回报率怎么算呢? 谢谢。

租金回报毛利率: (400 x 52) / 500,000 = 4%
租金回报净利率: (400 X 52 - RATES, INTERESTS, INSURANCE, R & M...) / 房子首付 = ?? %
若干年后,把房子卖掉,
资产回报率: (SALE PRICE - TOTAL RENTAL - TOTAL EXPENSES - PURCHASE PRICE) / 房子首付 = ?? %
大概是这样算的吧.请高人指教

Example:
Say there is a recorded sale of a similar type of property at $520,000. The rental income (excluding GST) is
$45,000 and the running expenses (rates, insurance, etc) are $4,500. What are the Gross and Net yields.
Again the mathematics are straightforward:
Gross Yield is:
Gross Rental ÷ Sale Price = Gross Yield
$45,000 ÷ $520,000 = 8.65%
Net Yield is:
(Gross Rental minus Expenses) ÷ Sale Price = Net Yield
$40,500 ÷ $520,000 = 7.79%
Gross rental 不一定是52周,可能一年里有几周是没租出去的。

对的,要把空窗期留出来,一年总有几周是没租客,没收入的
