◼ divide that rent by the Consumer Price Index Number for Sydney (All Groups) for the quarter ended just
before that date (CPI 1),
◼ multiply the result by the Consumer Price Index Number for Sydney (All Groups) for the quarter ended
just before the review date (CPI 2).
The product is the new rent for the year beginning on the review date ($Y), written as a formula –
($X / CPI 1) x CPI 2 = $Y

如果只签2年lease,楼主選擇4%比較合適,近兩年CPI不會低于4%。至于第二個條款,我个人认為和银行term deposit的利息節算相似,不可取

if you are lease 是 2 years, also you will 2年后不续租,don't warry too much but you have to know after 2 years the warehouse storage rent will not cheap.

非常感谢,确实两年以后续约的可能性很小,万一中的万一澳洲经济很好,可以续约,第一个就是每年的平均物价变化,第二个是季度的物价变化比,这样理解对吗?什么时候第一个好?什么时候第二个好?很想请教下,涨些知识以后也许有用。
