最近在看一家店，店主说了几个条件，请有经验的同志帮忙分析一下
1 Any leases including Building lease, Car lease and Computer leases must be transferred into the purchasers name
请问这个意思是除了买店的钱外，我还要付公司车贷，电脑的租赁费用？ 听说过这边带软件的电脑非常贵，所以觉得如果这个不包含在卖店的价格里感觉不合理
2 A 10% deposit must be paid upon acceptance of this offer to the nominated bank account of the seller
这个难道不是应该到律师的trust account里面吗，怎么会到卖家指定的账户呢
3 The purchaser must pay for any Transfer fees associated with the transfer of Franchise Agreement from DPE
我有朋友买店是卖家出的，为什么这个owner让我们出呢
4 The purchaser must pay for any associated training costs or expenses related to the Operational Approval from DPE
我朋友的店这个费用也是卖家出的，为什么这个owner又让我们出呢
5 The Full time employees are at a first right of refusal for the seller.
这个是什么意思呢
6 The purchaser is purchasing the store in an "as is" condition
这个感觉非常不合理吧，我买店当然想所有的equipments on good conditons 啦，
