一個小問題..想聽一下不同意見.
如果有一棟房子, mortgage is fully paid off (or not mortgage at all).
然後想要來拿出equity for investment (2nd investment property or shares...or even start a small business) AND personal use (買車或holiday等等).
但實際用途還不確定, 但希望有一筆錢可以ready for immediate use (e.g. 今天看中一家很不錯的房子, or need to buy some stocks right away), 所以想拿能房子來做security來拿到這筆錢.
下面也是不同人建議我的options.
1) Line of Credit (LOC) - 最應該就是release the equity to get the funds. 應該是最適用這樣的情況
好處 - 拿多少付多少interest. 就是一個credit card, ready to use! Interest can be capitalised.
壞處 - Interest rate會比一般standard variable loan高一點.
2) Standard variable loan (就一般的variable loan/professional package)- 有人建議說不要用的錢就放offset account.. 要用再拿就好, 這樣就和LOC一樣.
好處 - Interest rate比LOC低.. 選擇也比較多. 如果有offset的話聽起來flexibility好像和LOC一樣.
壞處 - Interest can't be capitalised.
所以如果是這樣的情況, 大家會比較推薦哪一個??

p.s. 如果2nd option, 難不成如果我借$500k出來, 通通放offset這樣我一毛錢都不用給?? (other than annual/monthly fee).
一般I/O都是5年, 那5年過後可以extend? or just refinance to a different product?
