在Mascot Towers的住户被迫撤离的两年前就有报告指出这幢公寓楼有裂缝。
2017为附近一栋建筑的开放商准备的状况及影响报告就说Mascot Towers有一部分的状况为”合理至糟糕”。
报告指出Mascot Towers有裂缝,材料缺失,材料分离和风化 - 即白色结晶盐在混凝土上的沉积 - 等现象。
这个有132个公寓的塔楼的住户 6月14日被迫撤离了。
尚不清楚是什么导致这十年老的建筑的主要支撑结构和外墙砌体中出现裂缝,造成住户撤离。
隔壁的Peak Towers的建筑商一再否认他们的开发可能造成这种裂缝的猜测。
有人表示在隔壁的Church Avenue的挖掘可能对Mascot Towers造成损坏,但是建筑公司Aland说任何关联都是错误的,没有根据的。
2017年10月在Peak Towers开工前对Mascot Towers的状况及影响报告说后者处于“合理”以及“合理至糟糕”的状况。
报告认为该建筑的外部状况合理,墙壁和底面有一些裂缝和材料缺失,走道和底面有一些分离。
地下室内部状况“合理至糟糕”,墙壁,地砖,地砖的底面都有裂缝和材料缺失,墙壁有风化和材料分离状况。
健身房和公共泳池状况合理。
健身房的内墙,墙脚和天花板有裂缝,泳池的瓷砖和外墙也有裂缝。
报告发现公寓内的状况合理,地砖,地砖底面以及内墙也有裂缝。
地砖和内墙有材料缺失,地板和地砖底面有分离现象,以及油漆剥落,沁水损坏乃至墙上的材料位移等现象。
6月Aland的董事总经理Andrew Hrsto 说他们让工程师对包括Mascot Towers等附近建筑做了状况及影响评估报告后才开始动工Peak Towers的。
“这个报告确认该建筑在我们动工前就有损坏。”
“Aland相信调查能显示Mascot Towers的结果性问题和Peak Towers的建筑无关,实际上这些问题在Peak动工前数年就存在了。”

没报出来有问题的楼成千上万,大家要是住的楼有问题的,还是业主赶快凑钱修了拉倒了,别拖了;最起码不声不哈的修好了房子不掉价。拖到最后是名也出了,钱还要出。最后房子修好了也卖不上价了。

不当老板,给人打工,可能没有自己的事业,但是好处就是可以随时甩手不干,辞职!

Lidcombe unit owners face $2.6m storm damage bill after AIG insurance rejects claims
Global insurance giant AIG initially told owners they would not be out-of-pocket, but after further investigation the company changed its position.
AIG claimed the roof of the building, which was developed by controversial Auburn councillor Ronney Oueik, contained structural defects and the storm was not the cause.
A letter from AIG to the owners stated "structural defects were the sole cause of the loss and damage" and a building that complied with the Building Code of Australia would have withstood the storm.
"The wind records [on January 30] reflect the wind speeds to be well below those generally classified as a storm ... the claim is excluded in its entirety," the document said.
Hundreds of residents had to evacuate in the middle of the night from the block on Water Street in Lidcombe on January 30, and had been forced to find temporary accommodation while waiting for the building to be repaired.
[Former Auburn mayor] Ronney Ouiek develops a building, the insurer tells us it was riddled with structural defects, and now the owners are left out-of-pocket.
After the storm, the owners corporation made a claim through AIG for repairs to the roof, repairs to the building below due to storm and water damage, loss of rent and temporary accommodation costs.
The AIG letter revealed that its preliminary report found the building lost 50 per cent of its roof due to storm activity and wind uplift.
The company subsequently arranged for emergency make-safe works, temporary fencing, scaffolding, removal of debris, and an initial payment of $100,000 for accommodation costs.
However, after further inspections and a report last month from structural engineer Roderick Broune, AIG changed its position.
Damage was caused by failure of structure's strength: AIG report
"The damage to the roof was caused by the failure of the builder to construct a roof structure that had adequate strength to resist the wind uplift forces to which it could reasonably be expected to be subjected," Mr Broune's report said.
"While ... it was the specific weather event that occurred at the property that imposed the loads that resulted in the damage to the roof, it is not reasonable to say that this was the cause of the damage."

要不就reasonable,要不就poor,‘合理至糟糕’到底是个啥状态实在让人费解。

body corporate managers再找自己相熟的装修队, 那就是一本万利。
body corporate FEE 就是无底洞, 和牙医, 水电工, 律师一样, 想怎么加价就怎么加价, 找个借口说需要收不同费用,比如检测费, 你也核实不了。
