求教!!家里有一面墙在土里,最近墙体开始返潮,刷过油性底漆没多久又变成之前的样子,除了挖开重新做防水以外,求大家推荐些别的办法。

hmmm.......... more to come, if it rains whole week during winter months, water will seep in.
This is not surface water, it is internal water from the soil, water has no where to go but push to the wall, if there is any crack, it will seep in. Concrete is porous.

看样子不是很严重,简单处理不是刷油漆,刷一种防渗水的材料,可以阻挡外面的水进来。厉害的话外面挖开重新做防水,里面刷防渗水的涂料。

我是DIY弄自己的出租房,花了大几百块,原来一下大雨水就渗进来,弄完就没这现象了,但是毕竟是地下,排风扇是必须的。其实操作流程很简单,看看youtube就可以了,但是人工挖土,挖沟,运土,下火山石,回填土可是个力气活,不轻松

1) 把漆全部磨掉。
2)磨到见到水泥后,涂上防潮防水membrane漆,有点像waterproofing那样。
3)再上普通面漆

按照楼上的法子处理好以后,夏天把房子卖掉,就根治了这个毛病。

把土外开,做挡土墙,重新刷外防水,地下做排水,然后蒲草或建deck。治本!!!估计这工程要5-8万,还得报批

买些石膏板绿色的浴室用得那种然后用胶水粘上去 然后批灰油漆 没难度

Cemix Aquastop, 一定要向阿海说的表面处理干净,这玩意是附在砖上面的,用于防止水渗出。另外一种涂料是防止水渗入,用在外墙。

我这是旧房子,都是立柱的,下面的rumpus接近土的位置挖了一条水泥排水沟把水导出去。在房子下面,只能人工挖,还好工程量不大。

装排风扇只能缓解,根治还是要想办法在墙外做排水。下雨的时候蹲在楼下观察看看水是怎么出来的,然后想解决办法。看看雨水管有没有破损?

我家楼下Rumpus room 有一面墙也是同样问题,防水漆治标不治本,日子久了表层漆会浮起。我找了了很多防水专家来看,只有挖沟能解决。最好是在墙外挖,不让水进来,如果外墙是水泥地,而地势较高的话(像我家的斜坡地),只有在内墙和地板连接的地方挖一个小排水沟,你会发现下大雨时会有水流出。可以埋个PVC管,顶部打洞让水渗入再导到外墙水沟。可以在PVC管上再铺一层防水水泥遮盖,不过水泥层还是会受潮。我目前是打算找一个Builder在底层水泥地铺防水membrane,上面建一层deck,中间加block foam ,把墙内挖沟的痕迹遮盖掉,同时房间也比较保暖。我的墙上已经有一个通风口,所以不会有潮湿味,最好是房间经常有人用,打开暖气,就不会有长时间累计的霉臭味。

You need to wait for few months to monitor if the drainage work 100% especially going through the winter months of rain. It can be done..... with some hard works and finding the right people.
People who try to sell you paint, membranes, excavating (haha...) are basically trying to make money out of you (see 2nd picture below)
LS, I am interested to see a picture of how you do the internal drainage? Thanks.
OR you can choose this kind of method, which is costly and you have to dismantle your deck etc....

You need to disclose it. Otherwise can get sued. It will reflect on the price.
Must write that in the Agreement, the rumpus is sold "as is where is based on the disclosure to the Agent"

"不相信。很难告的,很难取证。" --------> Of course, it is up to you to disclose or not to disclose. Ignorant of the law is not an excuse. From my life experience, it is better to manage it properly at the beginning rather than to face the consequences and spend more money to solve the issues.
If you have gone through some life experience like me, you will know what I meant. I don't count on luck. Luck is a swear word in my dictionary.
"我会放弃这个房子" ------------> Well, when you have a portfolio of property over the years, you do learn from different kind of houses and how to find solutions when you face challenges. Giving up is a choice for some people but not for me when the location is good and potential is high. People sell it to me at cheap price (out of fear), it is a matter to solve the problem and in a few years time, it will be subdivided for new houses. The coin has 2 sides, one is a winner and the other side is a loser.
I like to deal with a loser (like some comments below).

You can take action. The choice is yours.
Solve the problem (spend the money) and keep the place dry, sell it when the market is good again.

我会放弃这个房子,因为根治只有孙红雷说的那个法子,并不是每个房子都有条件那样处理的,有的房子无解。下次买任何有半地下部分的房子,一定要在冬天买。这样的房子如果出租,要把这一间锁起来,否则房客找你麻烦很容易,他生病也赖在你头上。

很多老房子都这样了,避免不了。只要有在土里的部分,隔着一堵水泥砖墙这种,早晚都会这样。个别的因为水实在太大,会挖卡,做挡土墙。但是很多就不做了。
