Rates and CV values will be reduced in 2021's valuation ( if property values continue to decline since July 2017).
This is nothing new, in 2011, Most CV were reduced from 2008's valuation.

In Auckland, there were 145 properties that were sold at a loss in Q2. There were just three city suburbs that had more than five loss-makiung sales: Auckland Central (32), Manurewa (7) and Glen Eden (6).
Most of the loss-makers in Auckland Central were apartments, but the median loss was relatively small, at $20,750.
Manurewa’s loss-makers were all houses, while four out of the six loss-makers in Glen Eden were apartments and on Westward Ho, which, according to figures from November 2017, is one of the cheapest streets in Auckland."

The apartments on Westward Ho has a lawsuit and needs recladding...that's probably why the 'loss' as such... Saw those going for around 60k in January this year.

几个月前建房order inspection几乎第二天就来并有时段选择,现在改为网上order,要允许4-5天的时间并不知什么时段来,也就时说建房的时间会拖长,工人又没事干浪费时间,建一栋普通房要10几次检查可能会浪费两个月的时间,也就是说建房成本增加,这会加到房价上。

2020年从新评估时。也许会跌点。
在不巧立一个其他税。也能跌点。
或者对海外屋主收几倍的地税。。这样本地人的也能跌点。。

10年已经算长期了。除去世界经济危机,世界大战,毁灭性自然灾害,新西兰房价还是要涨的,我的分析最主要一条是全球气候变化。。

CV 整体的涨/跌跟rates 没有关系为什么大家都不理解呢。
对比去年跟今年的general rates unit rate 就知道了。
