新西兰新房设计费价格(顶楼更新详细报价内容)

找了个以前认识的洋人设计师,给我的报价画平面图1万,然后找建筑公司估算成本,后面整个设计到申请建筑许可,共收建筑成本的9%+GST。如果后面需要设计装修和工程监督,价格另算。这个价格如何?有没有别的收费方式?谢谢。

现在具体面积没有确定,但是至少能达到550平米以上,共3层,含1层basement level。我告诉他越大越好,因为我是自住,希望越舒服越好,一步到位,该有的全都有。比如影音室,室内游泳池,挑高客厅这些全都要有,而且我想盖水泥房。个人不喜欢木头房。
具体报价如下:
Thank you for the opportunity to put forward a fee proposal for our architectural services for your project. Architectural services are typically divided into stages and fees for these stages are based on a percentage of construction costs for the project. Since the scope of work and consequently construction costs have not yet been fully defined this letter proposes that fees for the first Concept Design stage are based on time spent. We recommend that a cost estimate is obtained following the completion of this stage. Our fees for the remaining stages would then be invoiced as a percentage of the most current construction cost information available. The services provided during those stages are outlined below.
Architects’ Services
The work we will carry out for you in each stage is as follows:
Stage 1 – Concept Design
Gathering information and site investigation Researching the Auckland Unitary Plan zoning and development controls. Prepare preliminary concept design for discussion. Revising and refining the concept following consultation. Obtaining cost estimate
Deliverables - 2D site plan - 2D floor plans - 2D elevations
Fees for this stage – time charge estimated at approx. $8,000 - $10,000 excl. GST
Stage 2 – Preliminary Design
Resolving and developing the design Prepare 3D presentation drawings of approved design Brief other consultants as required e.g. Structural Engineer
Fees for this stage – 2% excl. GST
Stage 3 – Developed Design
Resolving design to a stage from which detailed drawings can be commenced Preparing outline specification Liaising with other consultants as required
Fees for this stage – 2% excl. GST
Stage 4 - Detailed Design and Documentation for Building Consent
Resolving the design to a stage from which detailed building consent drawings can commence. Coordinate information which may be required from other consultants eg: Structural Engineer, Preparing the working drawings, specification and compliance documents that allow assessment of compliance with the Building Code and sufficient to obtain a Building Consent. Lodge application and liaise with Council during processing
Fees for this stage – 5%
Stage 5 - Detailed Design and Documentation for Construction
Finalise selection of finishes and fittings Preparing construction drawings and specifications in addition to those required for Building Consent Receivables prepared at this stage may include such material as: Joinery Schedule for external windows and doors and internal doors, Electrical plan, Drawings of Kitchen, Bathrooms, Wardrobes and other Cabinetry, Internal Fit-out Details
Fees for this stage – To be confirmed once extent of our involvement is determined
Stage 6 – Contract Procurement, Observation & Administration
Assisting with selection and appointment of building contractor if required Observe the contract works i.e. attend regular site meetings and make periodic site visits as required. Liaise with contractor during construction phase responding to queries and providing additional information as requested.
Fees for this stage – To be confirmed once extent of our involvement is determined
Fees Any Services carried out on time charge basis will be charged at $150/hr excl. GST
Disbursements & Exclusions
The above fees do not include disbursements which will also be billed. Disbursements may include document printing of plans and any written documentation, Certificates of Titles, Property Files, Courier Costs, travel costs and the like.
The above fees do not include the following exclusions:
- Separate Consultants fees. Other consultants will invoice you directly. - Auckland Council consent fees - Goods and Services tax

太贵啦。我的房子370平方米,设计师收的是13600刀,结构工程师那里是3500,地质工程师、水工程师一共不到1300. 就是council收费黑,前后30000刀了。这些价格都是含GST的。

9%太高了,坐地起价,价格还可以谈。你这是名师吧,或者你看起来很有钱的样子?

我那个设计师是个洋人老头。他是不报价的,按工时收费。是我那个大包推荐的,他们合作了10多了,高度信任。事实也不会多收费。
先说缺点:慢,很慢。必须要一直催他,电话不接,邮件不回,必然要人去找他。
再说优点:的确是活好,找他的人太多,忙不过来。设计的东西亚裔和kiwi都喜欢。得过NZ年度设计金奖。

所谓设计师是registered architects, architectural designers 还是architectural draughtsperson? 三者有本质上的区别,对资质要求不同,设计的程序不同,收费自然也不一样。

楼下说的1万多应该是中国人设计师的价格,因为很多中国老炮设计师没有这边认证的学历所以只能算architectural designer 甚至draftperson。 他们的工作可能也不受协会监管。很多时候不是很正规。
很难笼统的说谁做的好谁做的不好,只能说你根据你的项目判断。不过我的建议是前期的钱,特别是设计师的钱,千万千万千万不要省。好的设计可能多花几万,但却会在施工的时候节省几十万或者创造几十万的价值。

怎么扯了,你以为都是按平米收钱的吗,那个只是粗算或者国人圈子里是这样做。他说了1万多先是做设计,就是根据地况和客户要求做草图设计,一般就是做到平面立面材料什么的都出来了(估计还没那么多)。而且楼主的言语中觉得他自己都没想好要建大还是建小,所以单就设计而言,会多收一点,客人改来改去的时间。
然后就给qs 报价,然后根据qs出的造价,如果还要进行,就是按百分比计算,然后扣除完成的草图计算部分,收取剩下的部分完成图纸。如果再要继续下去监管工地的话就是另外的收费,这是标准建筑行业做法。找怎么样的公司 就会有怎么样的收取方式 如果按面积收,那客人首先要明确 我就盖多少 然后找华人的小型设计事务所.
还有 miss leading 我不知道什么意思,你是不是想说misleading?谁误导谁?不明白你的意思。

都说不要省设计的钱,可是有些名师设计出来就会直接告诉你多少钱成本,确实就是这么多钱,他们地形错落有致,结构复杂,钢梁多,不要妄图说你能控制成本一定会便宜,后面你也省不到多少钱。
一旦设计下去了就晚了,为了达成效果,看过好多不计成本的活,事实上房主也不知道,画完了到施工阶段,你就往里面扔钱吧。挖土方,做水泥挡土墙,这都是10几万的往里扔。哑巴吃黄连,有苦说不出。

嗯,怎么说呢,因为控制成本不是设计师的工作。理论上来说应该再找一个quantity surveyor 在每一步设计完成给予报价,然后根据报价来决定继续下一步或者做value engineering.
但是民宅的业主不知道有多少会懂这些还有多少会舍得花这个钱。更但是不知道有多少业主会有一个大概的概念他们想做的设计会不会太贵/不可行。
所以说贵的设计师也不一定是最好的,因为可能会有很多天马行空的设计然后增加成本。关键看屋主的想法和怎么跟设计师沟通。取决于业主想要什么样的设计。不管是决定找registered architect也好还是其他两种,千万不要因为想省钱而找便宜的,而是应该找服务内容最全沟通最好的然后考虑是否能承受。因为前期投入的investigation 和due diligence 的钱越多,后期出现风险几率越小(也就是变相省钱了 )。

wow,你这是豪宅啊。那找registered architect没问题啊。看了他们的收费基本合理。
建议要time charge的hourly rate. 建议所有stage 都negotiate 成fixed price 而不是percentage fee.
可以私信我设计师是谁,如果还有问题的话。

同意楼上的说的,一般收费会给一个大致的建筑成本。你这个可高可低的就范围就太大了。
