赌徒心态,高处不胜寒。很佩服一些人,当你房市不好时买便宜的投资房冷言冷语,等到房价超高时自己入手,好像是买给人看的。

整体来说是没错。有涨就有跌。不过这个矿区城市还是有点片面,毕竟接盘侠也就只有过去上班的,没旅游没教育没服务。矿没人买就没人接盘了。
好像昨天看到新闻说悉尼墨尔本遭遇了08年以来最大的跌幅,好奇有多大。该来的总要来的,什么都挡不住大势。不知道某些人是不是还坚持现在是横盘震荡啊

新西兰这点经济体谅没什么可说的,房子也绝对不仅仅是咱们国人炒起来的,人性哪都一样
如果只是房地产市场调整了那是好事,停止贪婪回归实际,kiwi和同胞们继续偏安一隅
只不过把之前超发周期跟着膨胀的部分还过去,再加上点学费,就当学习了。
看经济和房价不能只把眼光盯着一处,新西兰不是闭关锁国
祈祷外部世界不要发生大问题,可这个又有谁能评说呢
我感觉整个世界政治经济格局要有大变化

Yes, that's precisely what the banks are doing, they sucked the blood, dig a hole for the people to jump....and then, and then.....they sell the bodies for more money and leave others to clean up the mess....haha, just like in the last cycle, they basically sold the sub prime loans to other "investors"...sigh

Can't blame the bank, blame yourself.
They shouldn't approve the loan? So why on earth did you apply in the first place as an adult?!

Interest only loan is even more rampant in NZ.
All the major banks in NZ are Australian owned, they want to make more money in NZ and fuelled their kiwi cousins with debts.
Most people talked about how much they service their interest loan, they never talk about repayment on principal money ( in fact, many will label you as stupid if you do that), this is okay while property price is increasing and bubble keeps growing. But, if the property price is on a downward spiral, some will be caught on a falling knife.
it is like 1998, 2008...... when people gathered around in a coffee shop, there was only one topic, they were all "investor guru"

Moranbah,一个人口不足万人依赖矿业的小镇,2009-2012年房价涨了4倍,2012年随着澳洲矿业的衰落,这个小镇自然而然的衰败了,现在房价已经跌回到2009年了。如果当时她那650W贷款都投在悉尼,现在估计至少double了吧。
在新西兰,那些拿Interest only的基本都是5年,有的是10年甚至15年,对于这部分人来说基本无影响。但是对那些1年的Interest only影响较大。Refinance 之后要你P+I来还,这确实对一些近期投资者有影响。之前有一个做贷款的中介已经说的很清楚。投资靠策略和眼光,最终还是靠实力。
至于说奥克兰的房地产市场8-10年才翻一番,跟Moranbah这个小矿区就不要对比了,根本没有可比性。

不过,矿区小镇的房市和普通大城市的情况不一样,如悉尼墨尔本, 和奥克兰相比差得就更远了。
Compare Apples with Apples. 如果打算用澳洲的例子来类比奥克兰,请用悉尼墨尔本。 如果想沿用矿区小镇的例子,请与Waihe, New Plymouth之类比较,虽然依然并非准确,但也不至于离谱。

Certainly, interest only loan is risky. But in this case, the per-dominant issue is that the woman chose a extremely risky location to invest: a remote town of which local economy almost fully relies on the mining activities.
