新西兰车库渗水 怎么处理好
在新西兰
外面下雨一急 车库里有会被渗水进来
看了不是直接从外墙漏进来的 而是从地底下进来的
两面排水不太好的地方一直渗水进 。
有什么好的办法吗？
两面外墙有水泥铺平了，需要要把这两面水泥边的领土挖出来做防水涂层处理？
感觉这排水没有设计好，直接从一个小口排到外面的水泥地 （水急了估计根本排不快）。
还是需要重新把水泥敲掉 重新做排水系统 ？

得把水泥都敲掉？ 还是直接只顺着水泥重做
比较郁闷的是出口那上面有门 （车库外挨着的）， 重新用大管 也得把门这边敲掉 才能排水快
在车库后面挖个大坑但暂存排水 不知道功能大不大

1) some are very narrow, difficult to access.........
2) Even if you dig, you need to dig deeper than the garage level.... the machine can't get into the place where you want to dig.
3) No one (drain layers) can guarantee it can be done and water won't go in again.
4) you have decking around, need to dismantle the deck in order to get in?
Can you tell which part of Auckland? East, north shore, west, south?

你这个图"水泥区域"看不懂，怎么是个cube，还带根水泥管? 黑色部分。
另外，两侧的管子都在地下?

确实比较难进机器进去挖。。。
可能唯一办法就是把门 车库左边水泥块那的水泥敲掉后加大排水口子。
有没有更好的办法。。。

不是 右边那个是从车库顶部下来的排水管 前面个是顺便水泥埋的排水管
挨着车库的墙有部分是水泥连着的 因是铁皮车库 刚开始以为是直接从外面进来的
仔细看才知道是从地底下渗进来的 原因应该是排水不及时 积水只能从地下渗到里面的墙跟水泥地接口的地方

我也刚自己做了个basement防水，沿水泥墙外围做french drainage, 把水引走，地面和内水泥墙面涂防渗水的涂料。进场前一下大雨就水流四处，现在就很好没什么问题。可能对你有所帮助，所有的排水沟都是自己挖的，材料花不了多少钱。

管子漏了吧。
也有可能管子堵了。排水不及时。
这边经常看到有自来水管在地下爆了，然后渗水到地面，流成小溪。

管子漏了是一种可能，需要做cctv inspection。
地下水是另外一种可能，如果地面坡度很陡，地下土质渗水度也不好的话，一旦坡度由陡转平，hydraulic effect会把水往上push。

专业，厉害。请教一下，哪里能买到小一点的管，75mm好像maitre 10没有卖的。
还有就是挖的trench需要离地基多远啊?有没有什么资料看?看了youtube也没有讲，都是挖个坑就好
我想把水引到下水井口，是不是在下水管侧边打个洞，把管子末端插进去?还是有别的什么办法?

是在北岸吗，我家从去年就开始做，尽量挖一条很深很宽的沟，慢慢观察看看下大雨有没有好转，看看水怎么流。目前有一间已经解决，还有一间还有一点没有找到人挖完，不过已经接近尾声。挖出来土有十立方了，估计更多。

It is not an easy job, you are lucky to be able to access all corners of the house.
Problems are likely old houses and they were built in an era where no good drainage has been put in place.
This is my investment property, and also a good lesson i learnt that not all investment goes my way. This property proved to be a curly one.
Fortunately or unfortunately, this house will be knocked down for development (under unitary plan). so, I don't really worry too much to fix the problem although I talked to a few people ( drain layers and owners experiencing same problems) and will say that it is not a guaranteed repair as how deep the drain is going to be, no one is actually sure.
A similar problem found in some houses in Canada ( you can watch on Youtube) is to install a drainage system inside the house and also install a pump (when the water get into a certain level and will trigger the pump) ...... well, that is another story.

Yes, quite close, only 7 mins drive. It is a rental property, otherwise we could have got it done long time ago. Have got professional American builder to seal the basement, put laminate in, and then all socked in water. Very annoying, now we take time to dig slowly and check, and dig. Will sand the concreate this time.

同样情况， 挖了快两米深的 宽一米 长8 米的沟子。 做完沥青防水后 回填 火山石 土。 挖机挖的 但是回填自己填， 以为很简单。结果弄了我一个多月 加上朋友帮忙。 很累 很受苦。
