2014年即将过去,看Barfoot's Auckland Median Price 数字(过去时?http://www.barfoot.co.nz/Market- ... l-sales-report.aspx)从中大家可看出啥端倪?我们可先回忆今年前11月一些印象:
1)一,二月房市似乎在2013下半年一路高歌猛进后,回归自然和理智。当然有季节因素,一月份尤明显。
2)三月份市场回温,价量齐升。“March is traditionally the busiest month in the property calendar, so it is no surprise that we saw a significant increase in residential sales when compared to the previous month. Demand for property across the wider Auckland region remains strong, and will continue to do so for the foreseeable future,"“New listings for the month were the highest in any March for six years, and there is a wide range of properties coming through on our listings. While there remains a large number of buyers coming into the market, there was also more choice. Properties are selling quickly because they are priced sensibly to meet the market.”Barfoot & Thompson Chief Executive Officer, Wendy Alexander said.
4)四月份市场又回归平稳,屋主要价需回到市场层面。"But there’s realism in the market and prices are being pulled back into line. As experienced in seasonal trends, we can expect some price retraction over winter.”Mr Thompson said
5)五-七月房市看来又低速回升/徘徊,价格持续稳固。在这期间卖价百万以上房子占比例稳中有升?“A stand out feature of July’s trading was that we sold 169 homes for in excess of $1 million, which represents nearly one house in every six sold."
6)八,九月,受大选前因素影响,买卖双方都在观望房市较低迷?(其实是买房好时机?)而这因素2015年不复存在!“With new listings for the month at 1129, a decline of 19.1 percent on those for July, August was a quiet month in terms of activity,” said Peter Thompson, Managing Director of Barfoot & Thompson.
7)十,十一月份,大选后定心凡已吞下加上季节旺季来临,新CV的公布--房市又高歌,就不知能否一路唱到下个圣诞节?“We sold 225 homes for in excess of $1 million, only the second month we have ever sold more than 200 homes in a month in this price segment."said Peter Thompson.

4)(14/06/17)又一次大选年来了,但情况是如此的不同。这次大家就别指望能同2014年一样了,大选后房价会涨,交易能恢复稳定就烧高香了。。。

短期讲半年之内见顶,中期讲2008以来的循环刚刚走完一半。

本来也是因为季节因素一月二月才淡。
三月份上升每年都是这样。
四月份开始慢慢淡化
5 到7 月是天气冷造成的房源少 , 季节性的 ,然而房源少了以后买家的选择自然也少了, 于是成交价还往往不太低
8 到 9月份 屋主都在等待, 看看大选结果 ,每次大选大家都会观望。
十月份 到11月份 是传统旺季 ,天气好 ,买家多 ,买家为来年子女入学早做打算, 如果选房不成 ,只好等到来年初, 来年1月底开始房地产才会开始有点动向, 2月份开始上盘 ,大部分成交都在三月 ,四月进入尾声。

如果没有重大负面新闻或出台打击政策 明年房事应该继续向上 我只担心2016/17

是,印度移民增多--低价位的投资房将吸引更多的投资者(尤其也是印度人),所以这部分房产将会交易更活跃。

又一次大选年来了,但情况是如此的不同。这次大家就别指望能同2014年一样了,大选后房价会涨,交易能恢复稳定就烧高香了。。。

其实今年涨不涨都不所谓了,又不是过不了河了,大涨了四年,回调一下可以让房地产市场更健康。不过,盖子盖久了,就像高压锅一样迟早会喷。
