请教,在第一套房子已经贷款还清的情况下未来出租,要买第二套自住,需要办理贷款,怎样贷款能未来退税,谢谢

The basic principle is: sell first home to a company, let the company apply bank loan, preferably maximise the company loan. By this way, your 2nd home's loan(I assume your 2nd home has loan) has been successfully transferred to the first home(or transfer large portion of loan). As now your first home is a rental property, thus its loan interest is tax deductible.

No, not at all, IRD has officially confirmed it's OK.

It stated: "IRD did issue a confirmation after the introduction of the LTC regime that a LTC could still be used to restructure someone's affairs when they were renting out a personal home and buying another."

不行。 因为抵押贷出来的款是for 第二套房子的,即是for自住房的。 Loan Interest can not be tax deductible.

至于具体操作, 确实需要贷款经纪,会计师, 估价师和律师全方位的介入。

您好,主要是贷款放在第一套房子上,然后第二套自住不抵押最好,抵押也在一家银行就好了
