地700多平,新的UP 是SINGLE HOUSE ZONE, 不能分割。rangi 学区
老房子是一层,有一点小海景,如果加盖二层,或建新房,就会有大海景

印像中Bays區的地都挺窄 有可能在高度方面加建不了兩層 可能有陽光角 / building length 甚至是隱私權方面的問題 否則隨時可能要鄰居簽名同意
加建minor unit 也不是說加就加的 才700多的地 你確定建了後整體建築覆蓋率ok(不超過35%)嗎 能提供多一個寬度大小倒車符合規定的停車位和額外40平方米的花園 ?

I decided to built a new one now. To remove the old house( built in 1950, Extended in 1980's), what should I do first? Do I need a resource consent? Or just building consent is fine?Thank you for your help.

If the house is built in 1950's, it is not subject to the pre-1944 heritage building control under the Proposed Auckland Unitary Plan (PAUP) so it should be OK for you to remove it. To proceed, you need a designer to do a new house design first.
Assuming the new house design complies with everything in the Auckland Council (North Shore) District Plan and some sections of the PAUP (and assuming there is no flooding, geotechnical, tree, stream issues, etc on site), you do not need a Resource Consent but just a Building Consent to demolish and build this house. Otherwise, you will need a Resource Consent.
