If the government declares mortgage interest is no longer deductible from investment properties, what will happen?
example : 5 investment property , say at $2.5 million on mortgage interest @ 4.5% = $112,500.00 p.a
if this $112,5000.00 is no longer deductible from investors' rent received, this is going to burn a hole in the investors' pockets.

10- 20 investment properties ------------> will be worrying.

John Key really should do that. If he do that, I will vote National Party next time. I support normal people have their own house. This will add stablity to our society.
It is ok for me not deduct interest from my investment of the house.

We don't know what the government will do :-
The following factors are circling in their minds:-
1) to punish foreign investors ? are there facts justifying that? eg land tax
2) to punish local investors from moderate to severe ? mum and dad investors with 1-3 investment properties are less affected but punishing people with more than 5 investment properties and using high volume of mortgage debt, and this policy will force many of them to sell / liquidate hence increase market supply.
3) to win the hearts of common people who are into first home buying?
I have seen government policy changes over the years that will surprise many people...... i won't say never, will not happen, the recent house price increase is making many people sleepless.

Only if this “so-called” policy targets the future purchase…For example starting from 1/1/2017, any rental property falls into the category of “exception of interest deductible”. All other rental properties purchased before 1/1/2017 remain the same.
Two points to argue
1, ALL landlords are to be targeted, including the mum and dad investors. A big chunk of population will have sleepless nights, and they are to be sacrificed for others’ sleeps. What is the point? Why could government do such thing?
2, A dramatic change or fluctuation in property market is NEVER good for economy and society.

Yeah you are right…almost everyone will be affected, tenants (rental) and landlords (income).

Very much as investor, I will say the same thing " increase rent"
- However, there is a limit of how high rent going to be increased, facing with pressure, many investors will look after its own backyard to get property rented out. Many will press panic button the moment the property is vacant for 1- 2 weeks.

It is an incredible saying that the interest is no longer to be deductible.
If all expenses including interest were not deductible, the rental income should be exempted. If the rental income was exempted, the rent would be increased dramatically.
