is it a good thing or bad thing if the bank class you as business customer?
they told me people with 6 properties or more is now consider as business...?

It must be very bad as banks view business customers more risky so that they can require you put more deposit or charge you higher interest rate.

Suppose to be a simple top-up loan, now becomes a business customer after some conversation.....

I'm surprised to hear it.
As last year RBNZ proposed anyone with 5 or more rental properties shall be classified as business customer, but the proposal was eventually abandoned.

The bank told me " don't worry, everything stays the same, just that we will assign you a business manager to look after your loan" -- I don't know what does it mean? They didn't say interest will be more if I apply for future loan? or require more deposit. They told me my loan to equity ratio is 50% at the moment.
I am not sure what their intention is at the moment?

Oh, that's different thing. It's been existing for a while, I guess.
Banks have their own policy in regards to different customers risk profile. Some banks use the number of rental properties, others use total loan amount. When your number of rentals or loan amount reach to certain level, they will assign a business manager to carefully monitor your case. If your situation is stable, they won't do anything. But if, say, your financial condition had vastly deteriorated, they will take relevant actions.

1)你不是五个以下房产的新手了
2)business manager更有经验批你将来的贷款
3)向着commercial customer迈出多一步

Business customer的rate比一般的要高吧? 就算目前一样,以后也可能会变吧?

不是那么回事。
就如同你做生意, 你有大客户和小客户一样。 对于大客户, 你肯定要多关照一点。所以银行对于房产多的客户, 派一个专门的Business Manager to look after them.
只要借款人财务状况稳定, 就和一般的customer一样。

目前是这样的。但我记得banker曾经提过rate有可能不一样。
