主要是房子较旧,而且上月11 Bruce Rd(Home and Income/子母屋--这买家该得意了?)才卖78万-- 一比较我才觉的这栋偏贵了!而46 Bruce Rd,看来有参照物了--72-78万或以上 都可能?!

At Bruce Road, Odd nos ( 1, 3, 5 etc) are on downhill land , Even nos ( 2, 4, 6 etc) are on uphill land, some houses on even numbers can even see city view and rangitoto island

2013 - bought 620k. Rental : $ 450 per week. need renovation / 675 sq m.
Value on this road trending upward. Rental stagnant.
Pro : under proposed unitary plan, this is mixed zone urban - subdivision at 300 sq m. Medium density.

接着往下算:(830-480)*52=18200. 就是说这个房子每年得涨至少20000也就是2.8%才能持平,是这样的吗?

我是说回报率(=480X52/720000X%=3.46%),比银行利率低很多---亏了呗!(只能等未来升值了!)

480已经偏低,而且除了房价涨(奥克兰的房价在过去的90年,平均上涨超过5%),租金也会涨的。
买房投资,很难在刚买的时候就有正现金流,但会慢慢改善,因为租金会一直涨的,所以长期持有最后总是划算的,如果你能挺住的话。

但租金上涨的基础是建立在租客的收入水平上。现在的房价已经和收入水平远远的拉开啦。你认为这一家三口收入多少才能付得起每周八百多的租金?

看过这房,感觉有很多改动,不清楚合不合法。还有就是那个厨房太小了,小的连个双开门冰箱都不能放,只能放单开门的。外墙好像是砖里面是weatherboard 的。也就这个价了。

The improvement actually didn't add value to the final sales in this case. !!!.
