新西兰Investment Property for under $500K

can only afford $500K (including $400K mortgage)
when exclude apartment, plaster, there are not so many choices.
In some area (west, south) i can still find two kinds of properties (I don't plan to do subdivision, no experience and no time, just want to buy and rent and keep it for 10-20 years)
A. high 400K: Land over 600M2, free hold, 3 bedroom, below average condition (needs some renovation). rent for 370-420/ week.
B. high 400K to low 500K: land less than 400M2, could be cross leasehold. 3-4 bedroom bedroom, above averge condition (no renovation needed). Rent for 400-450/week.
I originally plan to focus on type A property only. But Type B seems more and more attractive now, mainly because there is no extra work need and more rental income. But in the longterm, will Type A bring more capital gain than Type B?
How do you think?

Need to focus on "A".
"A" type property at current condition rent at $370-420/week. But if you put 20-30k to do fit-out, then you are likely to increase rent to $400-450/week. That means you put low 500k to achieve the same rents as "B" type property but get much bigger land.

but in 10 years, if type A double the value, will type B value increase 80-90% ? if so that is ok la....

每月贴补600+ 一年补贴进去8000 ,还没算地税,房屋保险,房子里坏个东西修补。。还有空租期,利率上调。
你做好一年贴1.5万-2万的准备 ,5年就贴进去 7-10万, 请问你5年后房子就算涨了10万,你挣钱了吗
告诉你50万以内你就只能投投公寓了,玩玩现金流还可以

1. i will pay interest only. 400 000 *0.0535 = 21400, monthly = 1783.33 (why 2233?)
2. rent income 400/week = 20800/year =1733 per month. (why 1600?)
of course there will be insurance + rate + maintainance + no rent.
and even pay extra 600, why 31200 per year? 600*12 not 600*52 my qin.............
can't believe i need to pay extra 40K a year.........

your calculation paid some principal. extra $5-6000 payment. this is still your money (becuase the loan amount is less). by taking that money out, i don't need to pay that much each year
as i said, i will have rent to cover interest. all other payment about $3-4000 max.
will fix interest for 2 years. if the interst goes up in 2 years time, will raise rent a little bit to cover some.

也太理想主义了,房子很多其他的费用是不可预估的,老房子维修风险很大,从小的到大的。3000-4000,你弄个后院就没了。
切身例子告诉你,我公公家投资房,收租8年,最近装修就贴进去4万了,因为那房子租了8年以后已经不能看了。再去掉8年的利息,我们现在要卖房真赚不了几个钱。
所以你自己考虑好了。。最近3年房价涨了30%+部分区域,但是房租涨的速度跟不上的。
小额投资,要是租金COVER不了贷款,就不用想了

if his previous 8 years rent covers the interest, there should still be some profit i guess.

投资房产不能算得太精了, 那是Trader做的事情。
我想楼主应该是和我一样,弄几套投资房, 为将来自己退休做准备。
如果象这样50万的投资房能够买两套, 等到退休的时候翻倍应该是不成问题的, 这样就卖掉一套,然后把另一套的贷款付清了,那时1百万的房子租金估计也应该有4万,去掉地税, 保险,维修以及交掉所得税之后, 到手估计得有个28000-30000,再加上如果那时还有pension的话, 那么一周手里有个800多块钱应该可以过日子了。
当然, 这样操作只有两幢投资房太少了点,如果能有个4幢, 则退休时有mortgage free的两幢, 则一周会有1300-1400的现金在手里, 日子就过得不错了。
所以,退休时, 手里有mortgage free的房子越多多好。那么只有在年轻的时候开始投资, 而且是越早投资越好,这样才有可能在退休时自己有比较多的财富。

呵呵,很难解释清楚。自己有现金也要考虑成本的,或者多贷款多买几套。拿全款买投资房的属于高富帅。。。。
整个大奥克兰平均10年翻了一翻,所以我觉得8年60-80%差不多有,当然不绝对

现在差不多就是一套home and income, 楼下一室一厅带卫浴小厨房(微波炉,比较简单()楼上三房,只有大房有衣橱,两小房没有衣橱
cv 300k 每周租金550 之少。今天有人下offer 我犹豫该出多少钱
唯一的问题就是地小,大概400 cross leasehold.没有车库不过这没啥
出个52万?比cv高了70% 似乎贵了
哪怕是500的freehold 我咬咬牙55万应该能拿下

这84万+不全是你自己还的呀, 不是还有租金吗。按照楼主的case, 一幢投资房每年约倒贴6千, 30年为18万, 我其实非常保守的估计30年只翻一番,其实很有可能30年会翻两番。即使只翻一番, 付出18万得到50万, 这也不亏啊。
房地产贷款投资是普通人走向富裕的最佳途径。
