12 bender avenue sold for $880k recently (last week) was sold for $620k about the same time this house was sold. both zoned Westlake and nearby.
This house is mixed zone urban under unitary plan, can be subdivide with 300 sq m per lot.

这个房子之前是BT卖的。至少4组人抢,最后是一对洋人老夫妻和华人买家抢,那洋人老爷爷都站不动了要拿把椅子坐着,但气势很足,不管华人买家加多少他都跟,最后华人买家看老爷爷这个样子就不和他争下去了。现在怎么要卖了?

could be more, this house is presented very well. could fetch even higher than mid $700k. It is even nos of bruce rd, land is flat, mixed housing urban (under proposed unitary plan) with subdivision potential.

if the Chinese compete with that old man, sales price would be near $700k.
few weeks later marcel road ( a nearby road along bruce rd) sold for $760k.
can say Bruce rd house is undersold for about $30k-50k at that time.

looks like it, more pre-auctions offer for good fullsite family houses...
1) One hse at forrest hill ( becroft avenue) was on market for 3 days and pre-auction offered.
2)Another hse in my neighbourhood, just put on temporary for sale signboard before the actual one and was sold before professional photos taken.
