Real estate agent fined over low listing price

A central Auckland real estate agent who listed a $1 million house for tens of thousands less than the sale price has been censured and fined $1000.

Harcourts Mt Eden and Epsom agent Mike Emery has been found to have engaged in unsatisfactory conduct while he and another agent were tasked with selling the property by auction at the end of 2012.

The seller complained to the Real Estate Agents Authority (REAA) that the property was listed on the Harcourts website in the wrong price bracket, without proper disclosure and transparency.

The property was advertised in the $700,000 to $800,000 bracket when it should have been listed in the $850,000 to $950,000 bracket.

The complainant claimed that affected bids on the property, which did not reach reserve at auction. The property later sold through a different agency for $993,000.

这不是Unit Title, 是 Crosslease Townhouse (或许因为2房就归类于Unit, 但这Share 的land还真挺大的)

真正的Unit Title 是UNIT X DP XXXX

做中介的要多学习学习啊。。。

Milford有很多联体的unit都是crosslease title.

像这些,你去查title,我肯定十有八九都是crosslease的.

刚才无聊,查了一下我上面发的4个listing,第一个是unit title,后面三个都是crosslease的.但一般中介都会在广告上写unit,因为这种样子的房子其实就是unit

这个应该没关系的吧,有的人还就是喜欢unit title,不要cross lease title呢. 但一般看房的时候,中介都会说清楚是unit 还是 crosslease  .

不然另外那个贴子里的那个glenfield passed in 的unit的华人中介就惨了,他那个也是cross lease title

Why are there two systems?

Cross-leasing was designed in the early 1960s to provide a simple means of obtaining separate titles for more than one dwelling on the same piece of land.

The unit title (also referred to as strata title) was designed to provide separate titles for buildings on different levels, i.e. for multi-story buildings.  Although intended for multi-level units, the unit title is, however, also used for single level developments by choice.

按照我的理解 stratum in freehold是标准的公寓或者unit title,对于多层unit必须用stratum in freehold, 而单层unit就可以用cross lease,事实上多数的单层unit也是cross lease title. 在land use这里写到 multi unit, 如果是crosslease townhouse,这里应该写 Single Unit Excluding Bach, 所以这个房子确实是unit无疑。

land use Multi-unit    .。。 具体以TITLE 为准。如果是UNITE title放CROSS LEASE 中介才有大麻烦。一般是不会出现这种情况的。卖家的律师都会检查过拍卖文件以后才正式发给买家。如果文件出错,买家是可以告的。一切都很透明。

if it is unit , it should have body corp, does not matter if it is 2 units in a row... it is control under unit titles act.

I have seen a row of flat ( 7 houses) on exmount road, northcote, on the face of it, it looks like unit , but is cross leased to each other.

problems : as it is not unit, no body corp, no management on the site is formed to cut grass on common area, the area is not consistent and looks a bit messy. some common areas are not maintained as it is no body business.
