有的房子会给两家中介一起卖 但是大部分还是只给一家 请问两家一起卖有什么优势?

只有2种情况会给2家以上中介卖,一种是豪宅非常豪的那种,还有一种垃圾房卖不掉的那种,优势是对这些特别难卖的房子,更多的资源,一般容易卖的,中介都要exclusive 的。楼主房子是属于哪一种呢?

两家一起卖的话,谁具体操作广告事宜?广告其实对卖房子很重要的吧,你准备给两份广告钱还是两家中介都出广告钱呢(通常是自己给了拍照广告牌等等费用,卖出后中介补回一部分或者全部给卖家)?有时候在Trade me看到同一个房子两家不同中介在卖,然后价格还标得不一样,会觉得好奇怪哟,估计是两家没有统一口径。你觉得谁会卖得更好就给谁卖呗,不纠结不折腾,好好过年。

主要还是确定找到认真负责的中介,但是往往两家不同的公司同时挂牌,找到两个同时肯负责的中介的几率不高,而且各个公司规章不同,许多时候是两家都指望对方干活导致拖来拖去卖不掉。

如果提成不是平分 谁卖谁拿 这样应该会都很负责吧 haha

I saw one neighbouring house asking 4 agents to sell, priced fixed by owner, any $xxx can be presented to owner.
everyday, there is open house by different agency, and it ends up becomes a competitive tender.... everyone wants to put the best price.
As it is open to everyone, new agents work very hard to bring people around at different hours and attract a lot of attention and exposure on the property.
I talked to one agent ( mature one) and she was criticising the hse and said she didn't think owner will get that price etc, but at the end she was wrong, sold way more than the asking price.
Felt that owner get his commission worth to the winning agent ( a good run for his commission) as it is an open market competition and not exclusive to just one agent's control.

coming to think of it, it can be a good idea, open competition to every agent, young, old, new, experience, who sold, who get money..... owner control price.
competition will bring the best out of agents......
Do not be lured by those award winning agents, they are often tired and often their listing were sold by other agents..... that is what I notice.

外行的插一句:
似乎很多只给一家agent的会签 sole agency ,这样agent卖掉后从公司拿到的提成很高
而同时签给几家公司的只能是general agency,卖掉房的agent从公司拿到的提成很少
那么肯定是前者才会使该中介用心努力的卖房
这么理解没错吧

笨猪跳说的完全正确。但不是每一种房子都适合这种办法销售。单个中介还是主流。

给两家一起卖好像没什么特别坏处吧。倒是卖不出的那一家,如果自己出广告费的话,就会有损失。
