1. General

This schedule is to be read in conjunction with the accompanying drawings & specifications and build contract.

Any item in this Schedule and not shown on the drawings and visa versa shall be equally binded as though included in both.

The building will be constructed in accordance with sound trade practice, local body bylaws,relevant standard  specifications and manufacturer’s specifications,all as may be applicable.All work must comply with
NZS 3604:2011

While every practical effort is made for crack control in slabs, uncontrolled cracking can still happen. As it’s not structural it cannot be deemed a fault.

Slab cure: At the discretion of those on site, on the day, slab cure can be applied if thought a benefit(sika Purgo S5) to house slabs to aid curing.

不清楚Hastings的行情,在奥克兰的话,楼主贴的这个配置18万左右应该可以做下来,当然是自己管理。奥克兰在建材和人工上或许比Hastings会便宜些?洋人公司大包,这个价格我觉得还算是合理的。

看楼主贴的内容,应该是平地做的传统地基,因为没有任何涉及到挡土墙、excavation的内容,两万应该够了。以这个低端的配置,地基完成后1000一平够了。

是不是说配置很差,那性价比怎样?两万就够?不明白?

楼主谈合同的时候,下面几点都要考虑进去哦,

1. starting and completion date (工程开始结束时间)
2. liquidated damages (延迟罚金 -  例如每天500刀罚金)
3. defect liability period (工程缺陷维修期, 商业一般6个月,民宅3个月就可以了,这段期间屋主可以竟可能的找出建筑瑕疵,然后承建商必须及时修理)
4. Retention? (工程尾款,民宅留个5%,直到defect liability period 结束,然后付清)
5. variation of conditions (变更的条款,等等,很重要)
6. Contractor's insurance detail (承建商的保险,包括 public liability 等等)
7. Payment Claim conditions (付款方式,是月付,还是10% 首期,然后最后一笔付清,还是按工程进度付款)

嗯, 你找的公司应该挺正规的,我说的 2-6点,你要也注意一下。
另外又想到一个,就是subcontractor's warranty,你也要和你的contractor 要啊, 例如水工的,电工的,油漆的,floor covering的, waterproofing的,等等。 就是在合同里面加一个 subcontractor's warranty list, 然后由subcontractor 直接出warranty,这样就算你的 承建商倒了,你也会有一定的保障的。

谢谢您指导!合同我已经签了,但听他说假如房子有问题中途意外停工或以后公司倒闭,不用找他的!会有一个专门的协会之类的跟进的,因为他给了钱这个协会买了保险,还有我看到别人家盖的房子木方好像不是实木来的,是用胶水和木头粘在一起的,这样跟实木有什么不同
