除去车道 net area = 816 m2, living one zone, 400m2/per site 有分割潜力,但是要移现在的房子。

现在的买入价+移房子费用+分割费用+新房子建筑成本+销售成本+至少一年贷款利息(如果有贷款)+新旧两栋房子售出中介费 = 将近 1.3 m

你可以大概估计一下这个位置400平米地,200多平米室内面积两层新房能卖多少,再估计一下400平米地上一个3室一厅旧房子新装修的售价,能大致算出一年后的开发利润,当然还有几个前提:1,明年年底的房市即使不会再次大涨但是至少要和现在持平。2,新旧两栋房子的买家都不会在意那个无法避免的很长的 share drive way 3,隔壁在向council申请加建的大型单层礼堂无法通过,如果通过,新房子的一层海景会被完全挡住。

没错,从购入后马上开发的角度来看,利润还有,按回报/投入比来说绝对不算好。

所以买家可能自住或者长期持有出租,或者住一半卖一半,总之他/她是对预期比较乐观。

还有一种方法,758,000

这也是个办法,只是这块儿地的两边有些狭长,左边距离No.9很近,旧房移动都要降低sub floor,如果是盖新房的话,中间让开drive way房子往两边靠,左边的两层肯定要挡邻居阳光角。卖90~95按照现在的市场没有太大的问题,只是1.5m+的的投入,回报很一般了。Spinnaker很好的街,一线海景。

28 Graham Avenue, 3 bedrooms, CV $410k, sold for $697k, 70% higher than CV (bought for $502k last year)
7 Fathom Place, 3 bedrooms, CV420k, sold for $758k, 80% higher than CV
87 Gloria Avenue, CV $500k, sold for $813k, 63% higher than CV
594 Te Atatu Road, 3 bedrooms, CV440k, sold for $740k, 68% higher than CV
684 Te Atatu Road, CV420k, sold for $705k, 68% higher than CV
127 Matipo Road, CV440k, sold for $735k, 68% higher than CV
26 Montmere Avenue, 3 bedrooms, CV $420k, sold for $690k, 64% higher than CV, 713m2 land
2/8 Enderby Drive, 3 bedroom, CV $385k, sold for $628k, 63% higher than CV (cross lease, bought for $362k in Sept2011)

Most full section properties were sold for around high $500k last year, but now they are most likely around $700k or more.

I believe Te Atatu is a growth surburb, but this is only my personal opinion. :))

Yes, they are all recent sales data. Some have just been sold and not settled yet.
I have been keeping a very close eye in the area, hoping to find something nice within a certain price range.
The prices have gone up so much for bigger land properties!
