Sean Wood不是一直宣称自己是positive cashflow嘛,能说下为什么你觉得他危险了呢?

投资南区差的地方(高cashflow)就是风险啊:
1)租客群里会很多是拿benefit的,而且糟糕的租客比例会比好区的多很多,所以万一遇到一个不好的租客,那不就带来很多烦恼了?
2)经济不好的时候,银行对差区的房产就收紧,想top up入市估计就难点了,如果equity少的就买不了了。
3)经济不好时这些差区跌的也是最厉害的

所以你觉得他的问题在于location的选择?可是中区很难找到positive cashflow的house了,基本不可能啊?

他的策略更偏向trading。
如果他的学生不赚钱,怎会每年继续回来然后每年都收学费呢?
不像我师傅那样,目前只收头一年,之后暂时免费。

中区接近不可能了,但还是能买到,不容易而已。
