this area was under performed previously before 2007.
Someone bought a fullsite house ( 700sq m flat ) for 540k in 2010, do up and sold for 2011 for $740k
He thought that is a good profit for 200k in 2 yrs.....
who know in 2013, the price in that area is about a million for this kind of fullsite land.

i have been around all the onsite auctions in this area, alway had good guess on the final price, only today i was shocked at that price, with my expectation on early 80s. 17 nile rd just had a small deck built, though $74 was an amazingly good buy.

17 nile, the land is flat and can be subdivided under unitary plan. The house is in front, plenty of space at the back.
the 500 sq m land in front of the park was sold for 700k plus, that was the starting of "price moving" in that area.
Then waterloo rd, few weeks ago, sold for 950k, and a brick and tile house sold for over million ( the one with long drive way at alma) that was the beginning of strenthenging of price in that area.
forrest hill is taking a breath.... is a challenge to break through certain price bracket.

EPSOM的UNIT卖了98W。。
westmere这地方肯定没有UNIT能卖98W的(我想全新西兰都没有的)。。
但是westmere升值确是百W区域里最快的一个。。完全超过了EPSOM
同一个道理。。。如果给你投资你会投哪里呢?

但是涨的最多的是westmere, grey lynn, sandringham等中区。
