I am not sure if this is correct or not. I just heard from one friend who worked for Housing NZ before. If this is true, the Housing NZ will certainly be able to control the Auckland market.

其实要控制房地产,非常简单,government对银行一个命令,不允许贷款超过80%,马上房市就冷下来。 但结果是下个竞选所有first home buyer都不会投当今政府。
所以呢,nothing will happen。

I don't think HNZ will sell a large number of their properties. However, I heard that HNZ had bought many properties with big land at the so called mixed housing zone, then they are going to build apratment or town houses on the land when the unitary plan go ahead. It will make many places become bad areas.

Built some in gd school zones, eg mt eden, epsom, north shore, and let them (underpreviledged group) mixed with the rest of communities.
i think state housing policy is moving to this direction. ie, we don't want exclusive state housing areas, we want mixed stated housing areas spreading in different suburds with apartments, units. Hence, they sell some houses in Kohimarama, Sandringham, GI, and use the money to buy in other areas.
HNZ has about 80,000 houses, so far they are the biggest landlords in auckland.
Now they sold their fullsite properties for capital gain and use the money to buy/ built smaller units/apartments for cash flow.
They are singing the same song " cash flow positive, cash flow positive 正現金流 正現金流 "
( talking about capital gain on HNZ akl houses, key and english are hiding under the blankets and laugh this is a big winfalls to implement their plan)
