新西兰房子还有一个TITLE是怎么回事?

REMAX上市的一个房子,54 STURGES ROAD, HENDERSON, 去康嫂查了一下,不敢买了,这块地2005年申请分割,但是没成功,也不知道原因, 但是又在系统中查出另一个TITLE,不知道为什么?中介的广告说可以分割三块或者更多,但是康嫂的专家说只可能分成两块,还要查清以前分割没有完成的原因,决不可能分割超过三块,我知道这儿藏龙卧虎,有人知道怎莫回事吗?不再准备买这个啦,但想张长见识。

什麼回事就是中介可能搞錯 這些事當然是要信council給你的答案
分多少塊地主要就是看地所在的zoning 每個zone都有它的密度要求 再要看地的面積大小而定 比如說如果一塊地的zone密度要求是每400平方米一個住宅單位 你900平方米就只能建兩間 當然還要看看有沒有其他限制 不過密度要求是主要的

hi, What do you think of new council plan ( unilaterally plan) that will be introduced soon , do you think it will make a different in zoning requirement?
i am thinking to subdivide a land, at the moment, the zoning ( land size :950 sqm, zone 2B in north shore) only allows 600sqm for a piece.... nothing much i can do about it unless there is a change of district plan? i read that government is giving pressure to council to free up land, but council needs proper counsultation with communities etc. i notice my left and right neighbours are all on 4B zone, mine was missed out in the current plan
do you know anyone who do subdivision ? Or i will be better to wait until new plan coming out?

You will know more about the Unitary Plan in March when the public consultation starts. However, as far as I know, the zoning system would be simplier under the new plan and the Council also wants to encourage more urban intensification (esp along the bus routes), however, in areas where Council wants to protect the amenity/residential characters, the current density will remain.
If the density is the same, you may like to apply for a Plan Change but this would cost you quite a lot of money and will be publicly notified (everyone can make a submission against it).

yes, someone suggests to me to ask for plan change, the only strange thing is my left and right neighbours are all 4B, i am the only exception, may be due to uncleared bush and trees left by last owner ( which i have cleared with council's permission). i know it will cost some money for plan change, donno how much it will cost.... who to look for, for this kind of plan change? town planner? or surveyor? or resource management specialist lawyer? or dIY with council with my own submission? i only get to know the unitary plan recently when i start thinking to subdivide.... and reading about Auckland plan, 70% intensification within current land and 30% outside current land rules.... which i think is a gd idea. The only thing is, we might end up living in a tight neighbourhoods in future... as the city evolves

Town Planning Consultant / Resource Management Consultant is the one to go for.... it will not be a small amount... and you never know how long it may take and cost (and they can appeal to the Environment Court if the Council approves the Plan Change but they are not happy with the decision) ....
