So why not invest in 2001 if you always have faith in Auckland?

You are right. I remember I told you I hadn't bought any houses in Auckland since 2005. But at age of 43, I think only 4 properties on your hand are too few. You may need to buy more.

4 properties are not a few if they are all full site house.

I don't think now everyone is coming back. My observation shows market is mixed. some people are crazy for bidding, and some are watching, and others don't care at all.

Overall, there is, at least, medium level of skepticism and fear, which is a clear sign that booming is not coming to the end.

yes I agree it is recovery phase--the middle of recovery phase and sometimes it is cycle within cycle, a boom in recovery phase and a small slump follows and then stronger recovery and finally with the worl economic boom comes to a boom and then slump. It takes about at least 3-5 years to finish this cycle and dependentds on the world economic. The history told that every 10 years there was a bubble broken from 1987 crisis to 1997 asian crisis to 2008 crisis....the next one maybe 2017?0r 2018? we can escape in 2016 or earlier.

Do you really have confidence that the AKL property will double in next 10 years as before? If yes, just hold on the properties why sell( not including sell some not good for investment ones and buy good ones). I think no one has doubt that most properties in AKL has doubled more than that in 2002.

You see, you are skeptical. Ha Ha.

In fact, no one can tell what will happen in future, thus investment strategy is extremely important. If your rental properties can produce good cash flow, and even someday, you lose your job, these investment properties are still not your burden, then you can just sit there and enjoy your investment. If the properties are appreciated, you are lucky, but if not, you should be still happy with your investments as they don't give you any pressure.

actually you are right, cashflow is the blood life of investment. But it is easy to forget when buying especially for the beginner, sometimes think more of capital gain and neglet the cashflow. so try to earn more money to put in more equity and make it not so tough.....
