Every property has two types of values: market value and intrinsic value. MV is fools game. The more fools participate, the higher MV. Unfortunately, property professionals, ie, registered valuers, are part of those fools as they value property at MV.

IV is worked out by using financial model, which is more sophsticated, but more close to real value.

When I purchase an investment property, I have a framework to follow. Calculation of IV is one of means to assist me to make decision.

Although investing is more arts than science, I think a serious property investor should understand how to work out a property' intrinsic value.

74号的装修的感觉要比78号差很多,但是最后的结果74号还是太便宜了。拍的顺序好像是从估价最高的到最低的 (拍之前,有估价师做过估价)。

Recently I have seen lots of auction and agree that auction price is a complex result of house itself and people's psychology and emotion. So calculate and do due delligence is so important and to be reasonable and not emotional when take part in the auction.

Without detailed information, I can't tell, and I don't intend to disclose more about intrinsic value as it's my unique means.

But I can tell you my story: I started to buy investment houses in 2001, and bought houses in five consecutive years, and then ceased buying in 2005 because I couldn't find AKL houses which their MV are lower than IV. Such situation has been continuing even the market has been experiencing through GFC. Put another way, since 2005, I have been unable to find cheap AKL houses. In 2010, I purchased a few CBD apartments as my calculation showed those apartments MV were 30-50% lower than their IV. Today, you can still find apartments MV lower than IV, but the gap is much smaller.

intrinsic value:

1) the street looks nice
2) nice section with view
3) flat section with privacy and big backyard for my kids
4) exclusive backyard on my unit so I can relax and no one can see me

doesn't require maths to work that out bro...

PS: don't pay for nice things, work out your yield.

You haven't got full picture of intrinsic value. What you have listed is qualitative factors, there are quantitative factors as well. It's certainly to have math involved.
