In the long-run, return on commercial property investment will be lower. My reasoning is the world will be changed, and the rate of change may be faster than expected.
Nowadays many people do shopping online, and such trend will continue and more and more people will do it, so the number of retail shops will shrank in the future.
As technology advance, people may no longer need sit in office all the time, business information and documents can be shared by network of accessing computers or something similar. Staff can work at home and do all work online. The demand for office will decrease.
On the other hand, the population will still grow. People still need a place to live. So demand for residential properties will grow in the long-run.

没有那么夸张吧,人与人之间还是需要communication的
而且商业用途那么广。。。。不仅仅是on-line shopping,office办公那么狭义

首先, 我在讲Business. 人与人之间的communication完全可以在不面对面的情况下进行.
其次, 商业物业只有三种用途, 即 Industry(ie, factory), Retail, Office. 现在只有Industry我还暂时看不出将来有萎缩的迹象, 而Retail和Office的萧条未来是必然的, 尤其是Office, 诺大的一个写字楼利用率极低. 只要将来技术发展到在空中共享资源的成本变低了, 我相信有大量的公司会撤出Office. 因为现在对一间公司而言(提供服务的, 不是制造产品的), 最大的的成本是员工的工资和办公室租金. 如果能将租金省下来, 这将大大提高公司的利润. 再说这样对员工也好, 他们更加自由, 在家里办公, 只要把事情做完即可, 不必受老板和同事的监督.

商业租金高,但是租户付不出租金时恨那把他们赶出去.business goes up and down, property doesn't,you can't kick people out when they are down because th business can go up later. 这是一个做commercial的人和我讲的。
