This agreement is subject to and conditional upon the purchaser's arranging(at their expenses) and being satisfied with a builder's inspection on a written report within 10 working days from the date on this agreement and advising the vendor's solicitor to this effect.

Building Inspection Report – Long version  (Right To Rectify)

This agreement is conditional upon the purchaser obtaining a building report in respect of the property which is satisfactory to the purchaser by …………………………………………….
If any aspect of the report is unsatisfactory to the purchaser the purchaser shall before exercising any right of cancellation pursuant to this clause, by written notice to the vendor require the vendor to remedy any such aspect. The vendor shall within ………………working days of receiving the purchasers notice advise the purchaser whether or not he will remedy the matter notified by the purchaser. If the vendor does not notify the purchaser in writing within such period that he intends to rectify, the purchaser may at any time thereafter cancel the agreement.
If the Vendor does give notice that he intends to rectify it shall be the vendor’s obligation to undertake such rectification in a tradesman like manner at his cost prior to the settlement date.

Builders Report:



This agreement is conditional on the purchaser being satisfied with a report on the subject property to be obtained from a registered builder on or before 4.00pm on ____________________________. If any defects arise from the report, then the Purchaser must notify the Vendor of the defect or defects to allow the Vendor opportunity to remedy the defect(s). Upon receiving the notice of the defect(s) the Vendor will advise the Purchaser within 5 working days as to whether they will remedy the defect(s). If the Vendor fails to respond or advises the Purchaser within the 5 day period that they shall not remedy the defect(s) the Purchaser may at their sole discretion cancel this agreement. The Purchaser is to notify the Vendor or the Vendors solicitor in writing by 4.00pm on ___________________________ that this clause has been satisfied or that notification of defect(s) is to be sent to the Vendor otherwise the Purchaser shall have deemed to have waived their rights under this clause. This clause is inserted for the sole benefit of the Purchaser.
