MOTEL卖分FREEHOLD(就是连房产一起买)和LEASEHOLD(就是买可以做生意的年头,一般是25年,也有些人做了以后再把剩下的LEASE卖了,你除了支付这笔LEASEHOLD的钱,还需要每年交房租给房东),还有MANAGEMENT RIGHTS(这个我没详细看)。
就NSW来说,悉尼的最贵,然后是COASTAL AREA,INLAND AREA我看有些内陆的小TOWN,五六十万就可以买一个FREEHOLD的了。但是如果是一般的AREA,十几个ROOM的,FREEHOLD都要上MILLION.
还有就是有些MOTEL带RESTAURANT的,不过据说一般小MOTEL的RESTAURANT都是LOST的。
关于回报,据说是这样的
SYDNEY FREEHOLD: RETURNS ON INVESTMENT BETWEEN 10%-12%
COASTAL FREEHOLD: 12%-14%
INLAND FREEHOLD: 14%-16%
LEASHOLD MOTELS: 28%-33%

因为FREEHOLD是包括房产的,而LEASEHOLD纯粹是出一笔钱买经营MOTEL的权利。
比方说一个MOTEL卖1MILLION,NET PROFIT (能赚)是17万。
如果LANDLORD和买LEASEHOLD的人分开买,假设MOTEL房产值75万,那么LEASEHOLD花25万买了这个LEASE,每年还要给LANDLORD交房租8万5,那么自己剩下8万5.
那么他买LEASEHOLD的回报是85000/250000,大约是34%,而房东的回报是租子8万5/75万,大约是11。3%.
而这个买LEASEHOLD的人虽然回报高,但是LEASE 到期就没得做了,他等于有3年是白干得。而房东,反正房子一直在。

关于leasehold的结论,有一个问题。Motel的lease都很长,一般最短20年,长的有30年的。当年花25万买的生意,虽然租期用掉了几年,但生意还可以卖掉一般也跟当年买来时差不多钱,因为虽然租期少了几年,但生意的价值也慢慢升值,差不多抵消了。但一般人没有做到租期完了吧?那可是20-30年阿!即使真的做完,那么赚了几十年钱,也早回本并积累很多了。
freehold想卖的时候,一般不容易出手,因为不是每个人都会做和做过motel生意,很多人只是想买来收租,生意不愿也不敢一起接过来。
leasehold投资额相对小,回报高,但压力大,要应付房租等所有的杂费还有生意的事项。
所以leasehold跟freehold是适合不同人的诉求,没有所谓的leasehold不如freehold的方式好的说法
