如题,都需要具备什么条件嘛?最少多长时间的租期呢?
我觉得这个成本相对来说比较小,能够负担得起,所以想问问看有没有经验的足友能够帮忙解答的。
就以BOXHILL CENTRO为例吧。CHADSTONE的肯定就更贵。

商场摊位并不便宜,一周最少都在1千以上,而且只有几平方米。

应该每个centre都不一样,我住在堪培拉,家附近的westfield单就一massage店那么大点面积的摊位一周租金就要2000多

小shopping centre一般都1000左右,大的人流旺的肯定更贵些。
casual摊位连电费啥的都不用操心自然是不会便宜的啦

Westfield is the worst to deal with, their rent is higher than General (depends on location), lots of rules has to follow and not only rent that they charge, they also chagre CPI increase per season. (4 times a year).
Secondly is Colonial First State, known as CFSAM, it has a very large investment portfolio in Australia, shopping centres like: Chadstone, (very very very expensive), Southwharf (bought from DFO), the new centre that they are now building in melbourne city next to Melb Central, etc. They do not have CPI increase and their price is about the market level.
Third one is GPT, in melbourne, they have (mostly known) Melbourne Central, Highpoint SC etc. I heard that they are a little bit easier to deal with, and their rent is about market level. I don't think it is easy to open a centre court (the shop type you mention) in their centres....
Centro, which is you mentioned like Box Hill, (Both Box Hill central, and central whitehorse, they are 2 different centre, sales very different, also does rent). They are easier to deal with compare to top 3 above, and has very large asian customers and shop owners. I think it is easy to open a CC in a Centro managed centre, their rent is not that high, i say if only a weekly based centre court, depends on your m2, rent should not exeed $1000-2000/week?
Also there are other centres avaliable, but you need to remember this:
Melbourne's retail rent is always increase, yearly, and every centre will try to match the market rate, they will not charge LOWER than market rate.
However we say, it is always Negotiable, this is very important factor that contribute to your NP, if you open a shop NOT in a Top centre (e.g. Chaddy), For those smaller, suburb centres, things always easy to discuss, you can ask if centre can inc electricity in it, you can ask if centre can offer percentage rent, (e.g. 10% of your sales), or negotiate the rent amount lower if it is fixed.
Anyway, I guess there are lots of things that you need to do! Good luck ^^

每个shopping center 都有个management office,Boxhill 的内个,在麦当当左侧楼梯上去。
你进门就说要个价格表,他们就会给你啦。

Centro whitehose centre management 在Whitehorse building楼上,二楼靠近诊所的地方,再上去(电梯)就是centre management了,他们和centrol box hill 不是同一个哦!

好多年以前租过,一线shopping center, like westfield, castle tower, $2500/week, 二线,west point...$1650/week, 三线,centro $650 - $1000/week, 我想现在可能要加个30% to 50%, 到圣诞节根本找不到位置或好位置,所以要提早几个月就占住位置。

那这些月租是包含电费什么的一切杂费嘛?需要交什么押金之类的嘛?

这个不是月租,是周租,没有其它杂费。押金不需要,我忘了你要不要买那种public insurance。 你问的时候,他们会告诉你听。不是你要卖什么,他都给你卖,特别是大的购物中心。其实去一两个购物中心,你一问就什么都知道。

所以卖的东西也是有限制的。那有没有时间限制(比如必须至少租几个月)?

没有,不过租时间长,可能会有折扣,他们就跟sales一样。

简单说有david jones的一级,没有但有myer的二级,两个都没有,有wws, coles的三级

You can negotiate with the centre to see if they can include the electricity (do not charge electricity), however, most of the case:
Electricity / promo levy (if applicable) etc is NOT included in the rent. But if you are only a centre court, not a actual tenant, normally you should not have a separate electricity account because you are in shared area?
It is very depends.
