Title: Residential Project Manager
Role: Managing residential projects and sites and involved in the hands-on management of the works on site, from managing, planning, mentoring and leading staff and subcontractors on-site, liaising with suppliers/contractors/consultants and rolling up the sleeves when required to get the job done.
Reports to: Director
Key relationships:
- Internal: Project Manager, Company Accountant
- External: Contractors, consultants, Auckland Council, government departments, services departments, etc.
A great opportunity exists for an experienced project and site manager to join a North Auckland Based construction company. You will be managing projects with 30 terraced houses.
Your duties will include but not limited to:
- Project management from preliminary research, planning, quantity surveying, design, construction to completion
- Set and review a budget for a project
- Quality and quantity survey, check and assurance
- Set up initial construction programme and review at least once a month
- Issue tender documents, check quotations, make sure quotation reflects the actual work and payments
- Complete the projects on-time by actions such as making a program schedule
- Always plan in advanced.
- Construction management
- Coordination and allocation of labour resources to complete building works
- Managing subcontractors
- Arrange inspections
- Health and safety planning, set up, monitor, complete and report prestart checks.
- Managing materials –schedule, order, storage, records
- Consultants and Contractor Management
- Communicate with subcontractors and consultants on requirements – time, quality, and costs
- Select competent subcontractors and consultants
- Manage subcontractors' contracts/agreements/quotations
- Arrange and review design and drawings, ensure the quality
- Other duties
- Site records & photos
- Apply for 10 Years master build guarantee
- Arrange for proper insurance
- Weekly and monthly report on work (Using Microsoft software)
We wish you have:
- At least 5 years of project management experiences
- Skills Natural leadership abilities and exceptional communication and interpersonal skills - both written and verbal
- Knowledge of Microsoft Office Software. (Microsoft Project is preferred but not required.)
- A strategic planner, team worker, negotiator with a hint of architectural sense
- Self-motivated, respect others, reliable, efficient, and resourceful with good problem-solving skills
- Physically fit and able to lift at least 20 kg
- A forward-thinking
- A strong commitment to site health and safety paperwork and processes
- A Proven track record with comprehension and execution of managing compliance with Local Authority bodies such as Auckland Council.
- Effective communication between the management team, colleagues, consultants and contractors
- A full NZ licence is required.
- A qualification above NZQA level 5 is not required but preferred.
