Responsibilities and Job Description
• Collaborating with engineers, architects etc. to determine the specifications of the project
• Negotiating contracts with external vendors to reach profitable agreements
• Obtaining documentation from contractors and suppliers, coordinate and submit documentation for ccc issuance.
• Manage day to day construction operation, resolve site and construction related issues and provide updates in a daily/weekly status report
• Bi-lingual with skillset to communicate effectively to the contractors in multiple language which includes mandarin, Cantonese and English
Job brief
We are looking for an experienced Building Associate to plan and supervise a wide range of construction projects from start to finish. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner.
An excellent Building Associate must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. Most importantly they must be bilingual with ability to communicate fluently in English and mandarin.
The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.
Responsibilities
1. Collaborate with engineers, architects etc. to determine the specifications of the project
2. Negotiate contracts with external vendors to reach profitable agreements
3. Obtain PS and RBW from appropriate contractors and suppliers
4. Determine needed resources (manpower, equipment and materials) from start to finish with attention to budgetary limitations
5. Plan all construction operations and schedule intermediate phases to ensure deadlines will be met
6. Acquire equipment and material and monitor stocks to timely handle inadequacies
7. Hire contractors and other staff and allocate responsibilities
8. Supervise the work of laborers, mechanics etc. and give them guidance when needed
9. Evaluate progress and prepare detailed reports
10. Ensure adherence to all health and safety standards and report issues
Requirements
• Understanding of construction procedures and material and project management principles
• Familiarity with quality and health and safety standards
• Good knowledge of MS Office
• Familiarity with construction/ project management software (Monday and SharePoint)
• Outstanding communication and negotiation skills
• Excellent organizational and time-management skills
• A team player with leadership abilities
• Bilingual and able to speak in multiple dialects is essential
• Advantages for Entrepreneurs with past experience managing resources at a director level oversee operation at all angles
• PMP or equivalent certification will be an advantage
