Mu Management Operations Supervisor (OS)
Repairs and Management of Empire, Columbia, and Princeton Buildings
Job description for Operations Supervisor will include but not restricted to the responsibilities below.
· The Operations Supervisor’s (OS) reports to the Director and Operations Manager
· The Objective of the Operations Supervisor’s (OS) job is to ensure the apartment buildings and the individual apartments are properly repaired and maintained.
- Annual Building Warranty of Fitness
- Defects Management
- Minor repairs and maintenance
- Complex Repairs
- Fire Alarm and Sprinkler System Maintenance and Activations
- Claims against Construction Warranty or against equipment warranty
- Insurance Claims
- Service Agreements
- Place orders with suppliers
- Operations equipment for Fire Protection
- Contractors’ logs
- Lift Outage Log Records - The lifts in the ECP buildings have very heavy usage.
- Landscaping & Gardening
- Documentation and Reports
- OS with Ops Manager prepares the monthly and annual Operation
- Day to Day Operations Reports
Weekly To Do List – identify all repairs and maintenance projects and progress
· Preparation of repairs and maintenance schedule and progress for discussion
· Quotations of reparations that needs the Director’s decisions
· Progress report of on-going major repairs issues
· Purchase of repair and purchases of furnishings, appliances and supplies – quotations, quantity discounts from suppliers to be discussed with Director before action.
· Insurance Claims issues to be discussed Director
